<br />Beneficiary or Beneficiary's agents rnay, at Beneficiary's optinn, enter the Prope►ty at any reasonable time for the purpose
<br />of inspecting �he Property. Beneficiary shall give Trustor notice at. thc tirne of or before an inspection specifying a
<br />reasouable purpase for the inspection. Any inspection of the 1'roperty shall be entirely for Beneficiary's benefit and
<br />Trusror will in no way rely on Beneficiary's inspection.

<br />I.easehnlds; Condominiums; Planned Unit Developmeuts. Trustor agrees to comply with the provisions of any lcase if
<br />this Securiry instrunaent is on a leasehold. If the Yroperty includes a unit i►� a condominium or a planned unit development,
<br />Trnstor will perfor�n all of '1'rustor's duties under tlie covenants, by-laws, or regulations of the condorninium c�r plauned
<br />unit developrnen�.
<br />Condemnatian. '1'rus�or will give Beneficiary promp� notice of any pending or threatened action, by priva�e or puhlic
<br />cntities to purchase or cake any or all of the Property througl� condemnation, eminent dnmain, ar auy otl�er means. Trustor
<br />authorizes I3eneficiary tn intervene in Trustor'� name in any c�f the above descrihed actiona or claims. Trustor assigns to
<br />Beneficiary the proceeds oF any award or claun for damages connected witl� a condemnatiou or otl�er �akiug of all or any
<br />pact of the Propen.y. Such proceeds shall he considered payments and will be applied as provided in this Security
<br />Iustrument. This ass►gnment of proceeds is subject to the terms oP any prior mortgage, deed of trust, securi�y agreement or
<br />other lien document.
<br />Insurance. 'I'rustor shall keep Property insured against loss by fire, flood, cheft and other haz,ards and risKs reasonably
<br />associated with thc Propcny due to i�s type and location. 'I'his insurxnce shall be maintained in the amounls and for the
<br />periods t1�at Reueficiary reqaires. What Beueficiary requires pursuant to the preceding two seutences can cl�ange duriug fhc
<br />term of the Secured neht. Tl�e insurance carrier providing the insurance shalt bc choscn hy 'l'rustor subject tn Reneficiary's
<br />apprnval, which sl�all not be unreasnnably withheld. If Trustor fails to maintain the coverage described above, Rencficiary
<br />may, at Beneficiary's option, obtain coverage to protect Beneficiary's ri�hts iu the Property according to the terms of this
<br />Security instrument.
<br />All insurance �olicies and renewals shall be acceptable to Beneficiary and shall include a standard "mortgage clause" and,
<br />whcre applicable, "loss payec clause." Trustor shall irnmediatcly notify Beneficiary of canccllation or termination of thc
<br />insurance. Beneficiary shall have the right to hold the policies aud renewals. If Beneficiary requires, Trustor sl�all
<br />uume�liately give to Reneficiary all receipts ol' paid premiums and renewal notices. Upon loss, '1'rustnr slaall give
<br />umnediate notice to the insurance carrier and Beneficiary. Beneficiary u�ay Yuake proof of loss if uot made nYUnediately by
<br />Trustor.
<br />Unless otherwise agreed ln writing, all insurance proceeds shall be applied to the restoration or repair of the Property or t�
<br />the Secured 17ebt, whether or not then due, at Beneficiary's option. Any application of proceeds co principal shall not
<br />extend or postpone tl�e due date of the scheduled payment nor chauge �he amount of any �aymeat. Any excess will be paid
<br />to the "1'rustor. If �he Property is acquired by Beneficiary, Trustar's right to any insurance policies and procceds resultiag
<br />from damage to thc Property before the acquisition shall pass to Beneficiary tc� the extent of the Securcd Dcbt immcdiately
<br />befnre tl�e acquisitiou.
<br />Financial Reports and Additional Documents. Trustor will proviae to 13eneficiary upon request, auy fivancial �tatetzient
<br />or inforniatic�u Beueficiary may deem re�.tionably uecessary. Trustor agrc.�es to sig��, deliver, aud file any addit.ioual
<br />docunients or certifications that Benefic'rary rnay cn►isider uecessary to perfect, continue, aud preserve Trustor's obligations
<br />uuder this Security Instrurnent and Beneficiary's l'ren status on the Property.
<br />6. WARRANTY OF TTTLE. Trustor warrants that Trustoc is or will be lawfully seized of thc estate conveyed by this
<br />Security Instruiuent and has the right ta irrevocably grant, convey, and sell the Property to Trustee, iu trust, with power of
<br />sale. Trustor also warrants that the Property is unencumbered, except for encum6rances of record.
