<br />KNOW ALL MEN BY THESE PRESENTS:

<br />That a Deed of Trust was made and entered into on or about November 6, 2006, by and between
<br />Edwin R. Sisson and Marian G. Sisson, as husband and wife, as Trustars, and TierOne Bank,
<br />Beneficiary, wherein TierOne Bank was named Trustee. This Deed of Trust was recarded November 7,
<br />2006 in the Records of the Register af Deeds of Hall County, Nebraska as Tnstrument Na. 2Q06-09984.
<br />On or about August 9, 2010, TierOne Bank, Beneficiary, assigned all of its right, title and
<br />beneficial interest in the Deed of Trust to Great Western Bank, a bank charted und�r the laws of the
<br />State of South Dakota. The Assignment was effective as of June 4, 2010 and was recorded August 16,
<br />201 Q, in the office of the Register af Deeds of Hall Couanty, Nebraska, as Instrurnent Na. 201005749.
<br />Great Western Bank, a bank charted under the laws of the State of South Dakota has been
<br />appointed Successor Trustee, pursuant to a Substitution of Trustee filed for record with the Register of
<br />Deeds of Hall County, Nebraska. Hereinafter the Successor Trustee, Great Western Bank, a bank
<br />charted under the laws of the State of South Dakota will be referred to as GRANTOR.
<br />The GRANTOR in consideration of One Hundred Fifty-Six Thousand Six Hundred Dollars
<br />and No Cents ($156,600.00) and other valuable consideration received from Great Western Bank, a
<br />bank charted under the laws of the State of South Dakota, hereinafter GRANTEE, does hereby
<br />grant, bargain, sell, convey and confirm unto GRANTEE the following described real property in Hall
<br />County, Nebraska:
<br />Lots 14 and 15, Eaglewoad Acres Subdivision, Hall County, Nebraska
<br />Ta have and to hold the above-described pre�nises together with all tenements, hereditaments and
<br />appurtenances thereto belonging unto the GRANTEE, and to the GRANTEE'S successars and assigns
<br />forever.
<br />GR.ANTOR does hereby covenant with the GRANTEE and with the GRANTEE'S successors
<br />and assigns:
<br />( l) That Edwin R. Sisson and Marian G. Sisson, as husband and wife, as Trustors, failed to
<br />pay the Beneficiary payrnents which were contractually due, and the GRANTOR, at the r�quest of the
<br />Beneficiary, elected to declare the entire unpaid principal balance, together with interest thereon, at once
<br />immediately due and payable.
<br />(2) That a Natice of Default was recorded by GRANTOR on August 16, 2010, as Instrurnent
<br />No. 2p1005751, in the records of the Register of Deeds, Hall County, Nebraska. Within ten (10) d�ys
<br />thereafter, a copy of the recorded Notice of Default was mailed by certified mail, postage prepaid, to all
<br />parties entitled to notice, pursuant io sai�i Deed of Trust a.rad i�� carri�l:ance with Neb. Re�v, S±at. § 7b- -..-..-
<br />1008.
<br />(3) That Trustors, Edwin R. Sisson and Marian G. Sisson, as husband and wife, failed to cure
<br />the default referenced in the Notice of DeFault within 30 days after the recoxding of the Notice of
<br />Default.
<br />(4) That a Notice of Trustee's Sale was executed by GRANTOR. At least twenty (20) days
<br />prior to the date of sale, a copy of the Notice af time and place of the Trustee's Sale was mailed by
