'7, 8, 9, 10 and 11 of Fairway Villas Condominium Property Regime II, Grand <br />Island, Hall County, Nebraska at a xneeting oFthe owners of Fairway Villas Condominium Property Regimes <br />I and II and Hozneowner's Association, the following provision shall be deleted: <br />V. EXTERIOR REPAIR. <br />Each owner shall be responsible for the repair, maintenan�e and <br />replacement of all exterior doors, including garage doors and the mechanical <br />operators thereof, and all window glass and screening appurtenant to said owner's <br />villa or garage; it being understood that the only association maintenance af exterior <br />doors shall be the painting ar finishing of the exterior surfaces thereof. If any <br />owner fails to repair, maintain or replace the exterior partions of his villa as set <br />forth in this Master Deed and the By-Laws described below, the Association m.ay <br />perform such wark, invoice the owner therefor and secure ar�d enforce a claim and <br />lien therefor against the owner and his unit in like manner as a delinquent <br />assessment for common elemettt expense. <br />The new provision enacted and replacing the aforementioned provisian is: <br />V. EXTERIOR REPAIR. <br />The Association shall be responsible for the repair, maintenance and <br />replacement of all exterior doors, including garage doors and the mechanical <br />operators thereof and all window glass and screening, appurtenant to owner's Villa <br />or garage, except normal wear and tear. The Association will likewise maintain the <br />exterior doors by painting or finishing of the exterior surface thereof. <br />The following provision shall be deleted: <br />VI. VALUES. <br />The values stated in this article are for the sole purpose of apportioning the <br />voting control and the allocation aF common expenses. These values mean that <br />each villa has one vote and each pays an equal share of the cammon expenses.
