Cn Cr� The Master .Deed and Declaration dated June 23, 1981 and recorded in the Office of the Register of Deeds of Ha�l County, Nebraska as Document No. 81-003276 on June 23, 1981, which submitted the following described real estate to the condominium form of ownership: See attached Exhibit "A" and establisk►ed Villas Nos. '7, 8, 9, 10 and 11 of Fairway Villas Condominium Property Regime II, Grand Island, Hall County, Nebraska at a xneeting oFthe owners of Fairway Villas Condominium Property Regimes I and II and Hozneowner's Association, the following provision shall be deleted: V. EXTERIOR REPAIR. Each owner shall be responsible for the repair, maintenan�e and replacement of all exterior doors, including garage doors and the mechanical operators thereof, and all window glass and screening appurtenant to said owner's villa or garage; it being understood that the only association maintenance af exterior doors shall be the painting ar finishing of the exterior surfaces thereof. If any owner fails to repair, maintain or replace the exterior partions of his villa as set forth in this Master Deed and the By-Laws described below, the Association m.ay perform such wark, invoice the owner therefor and secure ar�d enforce a claim and lien therefor against the owner and his unit in like manner as a delinquent assessment for common elemettt expense. The new provision enacted and replacing the aforementioned provisian is: V. EXTERIOR REPAIR. The Association shall be responsible for the repair, maintenance and replacement of all exterior doors, including garage doors and the mechanical operators thereof and all window glass and screening, appurtenant to owner's Villa or garage, except normal wear and tear. The Association will likewise maintain the exterior doors by painting or finishing of the exterior surface thereof. The following provision shall be deleted: VI. VALUES. The values stated in this article are for the sole purpose of apportioning the voting control and the allocation aF common expenses. These values mean that each villa has one vote and each pays an equal share of the cammon expenses.
