EXTERIOR REPAIR. <br />Each owner shall be responsible far the repair, maintenance and <br />replaceme��t of all exterior doors, including garage doors and the mechanical <br />operators thereof and all window glass and screenia�g, appurtenant to said owner's <br />villa ar garage; it being understood that the only associati�n ntaintenance of exterior <br />doors shall be the painting or �nishing of the exterior surfaces thereo�: If any <br />owner fails to repair, maintain or replace the exterior portions of his villa as set <br />forth in this TVlaster Deed a»d the By-Laws described belaw, the AssociatTon may <br />perform such work, invoice ihe owner therefar and secure and enforce a claim and <br />lien therefor against the owner and his unit in like manner as a delinqu�nt <br />assessment for cox�amon element expensc. <br />The new provzsian enacted and replaoing the aforementaoned provision is: <br />V. EXTERIOR REPAIR. <br />The .�ssociation shall be responsible for the repair, maintenance and <br />replacement of all exterior doors, including garage doors and the mechanical <br />operatox�s thereof, and all window glass and screening, appurtenant to owner's Villa <br />ar garag�, except for normal wear and t�ar. The Association will likewise maintain <br />the exterior doars by painting or finishin� of the exterior surface thereof. <br />The follawing provision shall be deleted: <br />VI. VALUES. <br />The values stated in this Article are for the sale purpase of apportioning the <br />voting control and the allocation af comrnon expenses. These values mean that <br />each villa has one vote and each pays an equa� share of the common expenses.
