Voting Mexx�.bexs shall be all Owners <br />of the Properties, ix�.cludi.ng DecXarant, and shall be entitled to on.e vote fox each Lot owned. When more than <br />one person holds an it�terest in any Lot, all such persons shall be Members. The vate for such Lot shall be <br />exercised as they a�nnang themselves determix�.e, but in no event shall more than one vote be cast with respect <br />to any Lot. <br />ARTICLE IV <br />MAINT ESSMENTS <br />Section 1 . reation of the Lien and Personal Obli ati n of Assess:rxxents. Such <br />regular and special assessments, together with interest, costs, and reasona.ble attorney's fees, shall be a <br />charge on the land and shall be a conti�uing lien upon the pz'operty against which each such assessment is <br />made wi�laaut any requ.ixement o£ providing further notice of recording af such lien. Ext rior Maintenance. <br />A. The Associa�ion. shall provide xnaintenance upan each Impraved Lot which is <br />subj ect to assessment heretuader, as follows: paint, repair, replace and care �or roofs, <br />gutters, and exterior surfaces of residences, trees, shrubs, grass and walks, <br />outbuild.i.ngs and other improveznents. Such maintenance shall not include <br />maintenazxce of lawn or vegetation wi.thin the patio or yard walls or fences, or air <br />�onditzo;aing coznpressors. Exterior mai.xxtenance shall not include repaiat, <br />replacement aud care of gl.ass doors, garage doz��rs, ;mechani.cal garage door openers, <br />ox any mechanical equipment such as air-conditioning condensers and r�lated <br />�ppliances at�d equipxxxent. In th� event an Owner shall fail to pexform his or l�:er <br />partion of the maiiatenance of the premises ai�d improv�men.ts situated the�reon in <br />a rnanner satisfactory to tlue Baard of Directors, the Association, after approval by <br />two-thixds (2/3) vote of the Soard of Directors, shall have the right, through its <br />agents and employees, to enter upon said Lot and to repair, maiutain and restare the <br />yard and laudscaping azxd any ather improvements erected therevn.
