<br />TOGETHER W�TH all right, title, estat� and interest of Mortgagor in and to all
<br />buildings, structures and other improvements now standin� or at any time hereafter constructed
<br />or placed upon the Real Property and all rents, income, revenues, issues and profits frorn and in
<br />respect ta the Real Property.
<br />TOGETHER WITH all personal property, including all furniture, seats, rnusical
<br />instruments, furnishings, equipment, fixtures, supplies, signs and any ather equipment used or
<br />useful in connection with the aperatian of the Real Property, and all extensions, improvements,
<br />betterments, renewals, substitutes and replacements thereof and all additions and appurtenances
<br />thereto, of every kind and nature, whether now owned or constructed, ass�mbl�d, installed or
<br />placed upon the Real Praperty ar hereafter acquired, constructed, assernbled, installed or placed
<br />on the Real Prop�rty.
<br />TOGETHER W�TH all right, title, estate and interest af Martgagor in and to the
<br />tenements, hereditaments, easements, rights-of-way, rights, privileges and appurtenances in and
<br />ta the Real Property belon�ing or in any way appercaining thereto, including without limitation
<br />all right, title, estate and interest of the Mortgagor in, to and under any streets, ways, alleys,
<br />vaults, gores or strips af land adjoinin� the Real Property.
<br />All of the foxegoing shall h�reinafter b� collectively referred to as the "Prernises."
<br />TO HAVE AND T� HOLD the sarne with Che privileges and appurtetlanc�s
<br />thereof unto Mortgagee, its successors and assigns forever.
<br />Mortgagor and its successors and assigns do hereby cavenant and a�ree with
<br />Mortgagee as follows:
<br />1. The Note. If required by the Note or this Martgage, Mortgagor shall
<br />make payment of principal and interest at the time and in the manner provided in the Note and
<br />shall comply with all covenants, agr��ments and canditions ta be performed by the Mortgagor,
<br />whether contained herein or in the Note.
<br />2. Use of Premises. The 1'remises shall be used exclusively by an
<br />evangelical church in fellowship with and holding nnembership in a Synod, Confer�nc�,
<br />Association, or their successars, af the United Church of Christ, or its successars. The Premises
<br />shall (i) be used and shall continue to b� used for activities and purposes directly related to the
<br />ministry of Mortgagor, or the church related to Mort�a�or, in either case consistent with the
<br />aforesaid membership, including public worship, Christian education or parsonage and (ii) not be
<br />transferred, sold or conveyed by Mortgagor.
<br />3. Title. Mortgagor represents and warrants that Mortgagor owns and hnlds
<br />at the delivery hereof good record and marketable fee simple title to the Premises, free and clear
<br />of all liens, claims, clouds or encumbrances whatsoever except those heretofore disclos�d to
<br />Mortgagee in writing. Subject to Paragraph 5 below, Mortgagor shall promptly give Mortgagee
<br />notic� of, and, unless Mortgagee requests otherwise, Martgagor shall appear in and diligently
<br />contest at Mortgagor's expense, any action ar proceeding which purports to affect Mortgagor's
<br />title to the Fremises or the priority or validity of the lien of this Mortgage. Mortgagee shall have
