2410U38''1U <br />common garage compatible in appearance and structurally sound at all times. Each party shall <br />be responsible for the cost of maintenance of that part of the common garage situated on that <br />respective party's real estate. Neither party shall structurally alter, demolish, or remove their <br />respective one-half interest of the common garage without the consent of the other nor shall <br />either party interfere with the other party's rightful use of the garage. <br />_ __ _ _ <br />_ _. <br />__.. <br />T If the common garage is damaged or destroyed by fire, wind or other casualty loss, the <br />parties agree to repair or rebuild the common garage and each party shall bear the cost of their <br />respective one-half of the common garage. <br />5. VIOLATION. If any owner of any Lot or his heirs or assigns shall violate or attempt to <br />violate any of the restrictive covenants herein set forth, it shall be lawful for any other person <br />owning real estate in said subdivision to prosecute such proceedings at law or in equity against <br />the person or persons violating or attempting to violate any such covenants, and to prevent him <br />from such violation ar to recover damages for such violations. <br />6. SEVERABILITY. If any covenant ar portion thereof is declared unlawful or void by a <br />court of competent jurisdiction, the remaining covenants, or portions thereof, shall not be <br />affected, but shall remain in full force and effect. <br />7. BINDING EFFECT.
