<br />TRUSTEE'S DEED
<br />KNOW ALL MEN BY THESE PRESENT: That TIERONE BANK, a United States pp
<br />Corporation, TRUSTEE, herein called the GRANTOR, upon a Deed of Trust made and ~ ~
<br />entered into on ar about August 15, 2003, recorded August 21, 2003 as Instrument No. 2003-
<br />11097 and a certaa~--Deed of Trust made aid enl~re,~l ,into .pn or about August 30, 2003,
<br />recorded Seprember 10, 2003 as Instrument No. 2003-12030, in the Office of the Register
<br />of Deeds of Hall County, Nebraska, by and between CRAIG R. SALAZAR AND RANDA
<br />J. SALAZAR, husband and wife, TRUSTORS, and TIERONE BANK, a United States
<br />Corporation, BENEFICIARY; Assignment of Deed of Trust recorded March 4, 2010 as
<br />Instrument No. 201001420 to FANNIE MAE, a United States Corporation, BENEFICIARY,
<br />ASSIGNEE, in consideration of Fifty Thousand Four Hundred Ninety-Two and 42/100
<br />Dollars ($50,492.42), and other valuable consideration received from Grantee, does hereby
<br />grant, bargain, sell, convey and confirm unto FANNIE MAE, a United States Corporation,
<br />herein called the GRANTEE, the following described real estate in Hall County, Nebraska:
<br />Lats Seventy-One (71) and Seventy-Two (72), Belmont Addition to the
<br />City of Grand Island, Hall County, Nebraska
<br />Property Address: 416 N Carey Avenue, Grand Island, NE 68803-4521
<br />TO HAVE AND TO HOLD the above-described premises together with all
<br />tenements, hereditaments and appurtenances thereto belonging unto the Grantee, and to
<br />Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with the Grantee and with the Grantee's successors and
<br />assigns:
<br />(1) Craig R. Salazar and Randa J. Salazar, husband and wife, failed to pay the
<br />Beneficiary payments which were contractually due, and the Grantor, at the request of the
<br />Beneficiary, elected to declare the entire unpaid principal balance, together with interest
<br />thereon, at once immediately due and payable.
<br />(2) Notice of Default and Election to Sell was filed by Grantar an December 7,
<br />2009 as Instrument No. 200909640 in the Office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of the Notice of Default and Election to Sell was served upon Craig R.
<br />Salazar; Randa J. Salazar; Present Occupant; by certified mail, return receipt requested,
<br />postage prepaid and first class mail on December 14, 2009.
<br />(3) Trustors Craig R. Salazar and Randa J. Salazar failed to cure the default
<br />referenced in the Notice of Default and Election to Sell within 30 days after the service of
<br />the Notice of Default and Election to Sell.
<br />(4) Notice of Trustee's Sale was published and a copy of the Notice of Trustee's
<br />Sale was served upon Craig R. Salazar; Randa J. Salazar; Present Occupant; by certified
<br />mail, return receipt requested, postage prepaid and first class mail on January 19, 2010.
