<br />FARM LEASE
<br />This Farm Lease, hereinafter this "Lease," executed in duplicate, is by and between the Department
<br />of Administrative Services, State Building Division, an agency of the State of Nebraska, hereinafter known
<br />as "Lessor" and Andrew Monson, an individual person acting in his own right, hereinafter known as "Lessee."
<br />This Lease hereby replaces and supersedes any prior lease or other agreement between Lessee and any
<br />employee or agency of the State of Nebraska.
<br />1. Property Description. The Lessor, in consideration of the payments hereinafter provided for and the
<br />agreements and stipulations hereinafter stated to be kept and performed by the Lessee, does hereby lease to
<br />the Lessee to occupy and use for agricultural purposes, including, production of grain crops, hay and grazing
<br />of pasture land, on the following described property, hereinafter "Property":
<br />ALL PORTIONS OF SECTION 5 AND OF THE SOUTH ONE-HALF (LOT 2) OF FRACTIONAL SECTION 6,
<br />BOTH IN TOWNSHIP 11 NORTH, RANGE 9 WEST, HALL COUNTY, NEBRASKA, LYING NORTH OF THE
<br />NORTH RIGHT-OF-WAY LINE OF TWE BURLUVGTON NORTHERN, INC., RAILWAY -AND EXCLUDING
<br />SIXTY-SIX (66) FOOT OF RIGHT-OF-WAY TO THE CITY OF GRAND ISLAND, LYING ALONG THE EAST
<br />BOUNDARY LINE OF SECTION 5 AND RO-ADWAY RIGHT-OF-WAY GRANTED TO THE STATE OF
<br />NEBRASKA DEPARTMENT OF ROADS. AND ALSO A TOTAL OF 98.3 ACRES ALSO IN SECTION 5
<br />AND FRACTIONAL SECTION 6, LYING SOUTH OF THE ~tOADWAY RIGHT-OF-WAY GRANTED TO THE
<br />STATE OF NEBRASKA, DEPARTMENT OF ROADS (HWY. 2) WHICH EASTERN BORDER BEGINS
<br />WEST OF THE GRAND ISLAND VETERANS' HOME CAMPUS BUILDINGS AND EXTENDS SOUTH TO
<br />THE SOUTHERN BOUNDARY OF SECTION 5, ALONG CAPITAL AVENUE AND WEST TO WEBS
<br />ROAD.
<br />This tract contains 410.14 acres which can be farmed (384.87 acres are irrigated and 25.27 acres
<br />are not irrigated).

<br />OF THE EAST HALF (E112) OF SECTION FIVE (5), TOWNSHIP ELEVEN (11) NORTH, RANGE NINE (9)
<br />WEST OF THE 6TH P.M., HALL COUNTY, NEBRASKA, AND MORE PARTICULARLY DESCRIBED AS

<br />UPON AND ALONG SAID WESTERLY ROW LINES OF BROADWELL AVENUE AND STATE DEED, A
<br />DISTANCE OF 212.80 FEET; THENCE S00°38'41"E UPON,AND ALONG SAID WESTERLY ROW LINES,
<br />A DISTANCE OF 489.24 FEET; THENCE S20°2T26"E UPON AND ALONG SAID WESTERLY ROW
<br />LINES, A DISTANCE OF 243.20 FEET; THENCE S00°00'05"E UPON AND ALONG SAID WESTERLY
<br />ROW LINES, A DISTANCE OF 354.81 FEET TO THE POINT OF BEGINNING. SAID TRACT CONTAINS
<br />A CALCULATED AREA OF 3,414,493.776 SQUARE FEET OR 78.39 ACRES, MORE OR LESS.
<br />The above-described Property includes approximately 331.75 acres, more or less, that can be farmed (226.48
<br />acres with irrigation and 25.27 acres with no irrigation). See Exhibit A -Aerial Map.
