<br />That GRANTOR, Ceci~ Ilulme, by and through his Attorney-in-Fact Thomas Hulme r j .5 ~ s ~
<br />appointed in Durable Power of Attorney dated January 4, 2006, with no evidence of subsequent
<br />revocation or amendment, in consideration of the sum of One Dollar ($1.00) and other good and
<br />valuable consideration, receipt of which is hereby acknowledged, convey to Ryan Steffen and
<br />Michelle Steffen, Husband and Wife as joint tenants with right of survivorship, GRANTEES, the
<br />following described real estate (as defined in Neb. Rev. Stat. § 76-201) in Hall County Nebraska:
<br />Part of the Northeast Quarter of the Southeast Quarter (NE 1/4 SE 1/4) of Section
<br />Thirteen (13), in Township Eleven (11) North, Range Ten (10), West of the 6`'' P.M.,
<br />in Hall County, Nebraska and more particularly described as follows: Beginning at
<br />a point on the East line of the Southeast Quarter (SE 1/4) of Section Thirteen (13_,
<br />in Township Eleven (11) North, Range Ten (10), West of the 6"' P.M., such point
<br />being 1,895.0 feet North of the Southeast corner of said Quarter Section; running
<br />thence West, at right angles to the East line of said Quarter section, 290.0 feet;
<br />running thence South parallel to the East line of said Quarter Section, 285.1 feet;
<br />thence deflecting 89°36' to the left and running 290.0 feet to the East line of said
<br />Quarter Section; running thence North along the East line of said Quarter Section,
<br />287.1 feet to the point of beginning, containing 1.90 acres, mare or less; EXCEPT
<br />a certain tract more particularly described in Warranty Deed recorded in Book 124,
<br />Page 13; and EXCEPT a certain tract more particularly described in Warranty Deed
<br />recorded as Document No. 94-108116.
<br />Grantors covenant with Grantees that Grantors:
<br />1. are lawfully seized of such real estate and that it is free from encumbrances except
<br />easements, covenants, and restrictions of record;
<br />2. have legal power and lawful authority to convey the same;
<br />3. warrant and will defend the title to the real estate against the lawful claims of all
<br />persons.
