<br />Arizona, Gran~~ Island, Nebraska 68801; JOHN R. BROWNELL, as
<br />Trustee; and COl~SERCTAT• SAVINGS COMPANY OF GRAND ISLAND, whose
<br />address is 2121 North Webb Road, Grand island, Nebraska 68801,
<br />as Beneficiary.
<br />WITNESSETH:
<br />That Trustor conveys, sells, and warren*s to Trustee in trust,
<br />with power of sale, the following described real property:
<br />Lots One thrcugh Twenty-Three (1 - 23), Chateau
<br />Orleans Subdivision, Grand Island, Hall County,
<br />Nebraska.
<br />It is agreed by and between the parties hereto that
<br />title is vested in the, Trustee and until filing of Natic
<br />Default, the Trustor shall:

<br />A. Retain possession of the premises and collect the
<br />rents and revenues therefrom.
<br />B. Maintain the buildings and improvements located
<br />thereon in good condition and repair.
<br />C. Pay all taxes and special assessments levied or
<br />assessed against or due upon said premises before
<br />delinquency, and to deliver to Beneficiary copies
<br />o~ receipts showing payment of such texas.
<br />D. Procure and maintain policies of insurance against
<br />the usual hazards of Eire, hail, windstorm, and
<br />other similar-risks, in sums and underwritten by
<br />companies acceptable to the Beneficiary. with loss
<br />payable to the parties as their interest may appear.
<br />E. Pay to the Beneficiary, if Beneficiary so requires,
<br />together with and in addition to the regular monthly
<br />payments of principal and interests on the date set
<br />forth for the making of the payment each month, a
<br />sum as established by the Beneficiary equal to the
<br />The intention being to convey hereby an absolute title in fee
<br />simple, together with all buildings, fixtures, improvements,
<br />and appurtenances thereto belonging.
<br />The Trustor covenants and agrees with the said Trustee and
<br />Beneficiary that he is lawfully seised of said premises; that he
<br />has good, right, and lawful authority to sell and convey said
<br />premises.; that said premises are free and clear of all liens
<br />and encumbrances; and that Trustor will warrant and defend the
<br />title to said premises, unto the Trustee and his successors and
<br />assigns forever against the claims of all persons,
<br />FOR THE PURPOSE OF SECURING performance on each agreement
<br />of Trustor herein contained and the payment of One Hundred Sixty
<br />Two Thousand Dollars ($162,000.00), as evidenced by a promissory
<br />note bearing even date at the rate of eighteen and 25/100 percent
<br />(18.250 per annum until paid; the principal sum and interest
<br />shall be payable on June 13, 1982. All payments shall be made
<br />at the office of the Beneficiary, 2121 North Webb Road, Grand
<br />Island, Nebraska, or at such other place as the holder may de-
<br />signate in writing.
