g~~,~573~ <br />ARTIGLE I. PREPAR_ATI6N OF PROPERTY FOR REDEt/FLQPMENT <br />SEG. 141. Work To Be Performed by Agency. The Agettcy shall, prior <br />to cwnveyance of the Property and without expense to the Redeveloper, <br />prepare tote Prop%_ty for redevelopment by the Redeveloper in accordance <br />with the Urban Reaewai Plan and the Agreement. Such preparation of the <br />Property shall consist of thr following {unless the Agency and the <br />Redeveloper hereafter agree in writing what any of such preparation shall <br />not be done, ox that it shall be done subsequent to the conveyance of the <br />Property): <br />(a) Demolition and Removal. The demolition and re~rooval to the <br />surface elevation of the adjoining ground o.f all existing <br />buildings, other structures and improvements on the Property, <br />including the removal of all bricks, lumber, pipes, equipment <br />and other material, and all debris and rubbish resulting <br />from such demolition, except such material and debris as may <br />be used for any filling required by this Section. <br />(b) Reduction of Walls. The reduction of all walls, including <br />foundation walls, to the surface elevation of the adjoining <br />ground. <br />{c) Ereakiag Up Easement Floors. I`he breaking up of all basement <br />or c~{ler floors sufficiently to permit proper drainage. <br />(d) Removal of Paving. The removal by the Agency or by the <br />appropriate public. bndy of all paving (including catch <br />basins, curbs, gutters, drives, and sidewalks) within or on <br />Che Property. - <br />(e) Removal of Public Utility Lines. The removal or abandonment by <br />the Agency or by the appropriate public body or public utility <br />company of all public utility lines, fnstallation$, facilities, <br />and related equipment within or an Che Property. This does <br />nat refer to utility lines in the Ailey. <br />{f) Fi31rn~and Gradinu. such filling, grading, and leveling of the <br />land (but not including topsail or landscaping) as will permit <br />proper drainag€ and place the °roperry in a safe, c'2ean, <br />sanitary, and nartharardaus condition. <br />(g) €filling l~tterials. The iiiling of all basements or ether <br />exesvatioas exps~aed.ss a result of the work performed by the <br />Agency pursuant to this Section, with noncombustible materials <br />to a level twelve {l2) inches below the surface of the adjoining <br />ground on all sides thereof. <br />SSG. 142, Expenses; tneome, and Salvage. All expenses, including <br />current taxes, if any, relating to buildings or other structures demolished <br />or to bo demolished in accordance with Section 141 hereof shall be borne <br />by, attd all income or salvage received as a result of the demolition of <br />such buildings or structures shall. belong to, the A!;ency. <br />- 1 <br />
