<br />6. Duti_as of the Buyers. The Buyers agree to pay the real <br />estate taxes for the year 1982 after date of possession and to <br />further pay all subsequent years real estate taxes on the property <br />sold hereunder. Buyers further agree to keep the property sold <br />hereunder free and clear of liens, taxes and encumbrances and will <br />not da or permit anything to be done that night impair Seller's security. <br />2. Default and Rer~edies. If the Buyers fail to make any <br />payment due hereunder or perform ary of the terms of ih;s Contract <br />as required of it fora period of Thirty (30) days after the same <br />is due or to be performed, then the Seller shall have the option of <br />declaring a forfeiture and the entire amount then due and owirg~ <br />shall become immediately due and payable to the Seller. In <br />addition the Seller shall be entitled, upon default of Buyers, <br />after having first given written notice to the Buyers, to fore- <br />close said Agreement as provided by law and each of the parties <br />are entitled to any other and further remedies either at law or in equity. <br />8. Waiver, Any waiver by the Seller of the time or manner <br />of payment due hereunder or time or manner of performance of acts <br />required hereunder by the Buyers upon one occasion, shall not <br />constitute waiver or relinquishment of any right by Seller to <br />demand subsequent payments when due or to demand performance by <br />Buyers in accordance with the terms of this Agreement on any <br />or other subsequent ~,.casions. <br />9. Assignment. This Installment Sale Contract may be assigned <br />by the Buyers upon securing the written consent of the Se]ler, <br />which consent shall not be unreasonably withheld. This Installment <br />Sale Contract is binding upon and inures to the benefit of the <br />heirs, personal representatives and assigns of the parties hereto. <br />10.
