Mortgagor is the owner of the property, has the right and <br />authority to mortgage the property and warrants that the lien hereby <br />created is a second Lien on the property subject to a first lien on <br />the property wherein National Bank of Commerce Trust and Savings <br />Association is the mortgagee as shown at Instrument No. 81-000689 <br />of the mortgage records of Hall County, Nebraska. <br />. 3. To gay when due all taxes, special assessments and all <br />o ther charges against the property. <br />d. To keep the improvements now or hereafter located on the <br />real estate described herein insured against damage by fire and such <br />other hazards as Mortgagees may require, in amounts and with companies <br />acceptable to Mortgagees and with loss payable to the z`irst mortgagee <br />and Nbrtgagees. <br />5. To promptly repair, restore or rebuild any buildings or <br />ie~provements rtow or hereafter on the property; to keep the property <br />in good condition and repair, without waste, and free from mechanic's <br />or other liens not expressly subordinated to the lien hereof; not to <br />~, suffer or permit any nuisance to exist, nor to diminish or <br />i~rair the value of the property by any act or omission to act and <br />to comply with all requirements of law with respect to the property. <br />6. Mortgagees cosy, but shall have no obligation to, do any <br />act which the Maxtgar,~or has agreed but fails to do and Mortgagees may <br />also do any act they deem necessary to protect the lien hereof.. <br />~Cortgagor agrees to repay, upon demand, any sums so expend®d by the <br />_ ~ - <br />
