On August 1, 1986, the entire remaining <br />balance including accrued interest shall be due and payable. <br />Payment amounts shall vary as more fully set forth in said <br />note. All payments shall be made at the office of the Bene- <br />ficiary, 2121 North Webb Road, Grand Island, tvebraska, or at <br />such other place as the holder may designate in writing. <br />It is agreed by and between the parties hereto that <br />while title is vested in the Trustees and until filing of <br />Platiee of Default, the Trustor shall: <br />A. Retain possession of the premises and collect the <br />rents and revenues therefrom. <br />B. Maintain the buildings and improvements located <br />thereon in good condition and repair. <br />C. Pay all taxes and special assessments levied or <br />assessed against or due upon said premises before <br />delinquency, and to deliver to Beneficiary copies <br />of receipts showing payment of such taxes. <br />D. Procure and maintain policies of insurance against <br />the usual hazards of fire, hail, windstorm, and <br />other similar risks, in sums and underwritten by <br />companies acceptable to the Beneficiary, with loss <br />payable to the f~arties as their interest may <br />appear. <br />E. Pay to the Beneficiary, if Beneficiary so requires, <br />together with and in addition tc the regular <br />monthly payments of Principal and interest, on the <br />date set forth for the making of the payment each <br />r.;onth, a sum as established by the Beneficiary <br />equal to the taxes and special assessments next <br />due an the premises, plus the ,-remium that will <br />next become due and payable on insurance policies <br />covering the premises, divided by the number of <br />months to .lapse before one month prior to the <br />date when such taxes, special assessments, and <br />premiums will be due. Said sums to be held by the <br />Beneficiary in trust to pay the taxes, special <br />assensa~ents, and insurannce premiums. Any defi- <br />ciency in the aunt of any aggregate mont??ly <br />payments tlarincipal, interest, taxes, special <br />assessments, and r,surance premiums} shall con- <br />stitute a default. The arrangements provided for <br />in this subparagraph are for the added protection <br />of the Beneficiary, and entail no responsibility <br />on the part of the Beneficiary. <br />Trustor covenants and agrees that a failure to make any <br />payment, either principal or interest on the note secured <br />hereby when due and payable, or a failure to comply with any <br />a! the covenants and agxeernents herein made sball cause the <br />whole sum of money hereby secured to become due and collect- <br />ible sit once at the option of the Beneficiary, and Beneficiary <br />shall have the right to cause Notice of Default to be given <br />axs,d the prises to be sold as provided herein. <br />It is mutually agreed that: <br />A.
