<br />t 1, Saie. Seller agrees to sell and convey to the Buyers

<br />Grand Island, also referred to as 588 East
<br />18th Street, Grand Island, Nebraska,
<br />together with all improvements and appurtenances thereto belong-
<br />. ing including the following personal property located therein:
<br />stove, refrigerator, dishwasher, trash compactor, disposal, bar
<br />stools, washer & dryer, and microwave oven.
<br />2. Purchase Price. The purchase price for the above-
<br />described real and personal property is the sum of Twenty-Five
<br />Thousand Dollars (525,000.00}, payable as follows:
<br />a. Serer hereby acknowledges receipt of One
<br />Hundred Fifty Dollars (5150.00) as initial ~~~~~
<br />payment on the purchase price of this Con-
<br />tract. ~ \-/
<br />b. The sum of Eighteen Hundred Fifty Dollars ~
<br />(51850.00} on or before June 30, 1981, from
<br />_ funds to be received by the Buyers as bonus ~~

<br />c. The balance of Twenty-Three Thousand Dollars ~-

<br />(10$} per annum shall be payable in monthly i

<br />3. Possession. Buyers shall have possession of said property
<br />upon the execution of this Contract and payment of the initial
<br />payment on or before the 1st day of May, 1981.
<br />a. It is further agreed between the Buyers and
<br />Seller that in the event the ada~'-ional down
<br />payment in the sum of Eighteen Hundred Fifty
<br />Dollars ($1850.00} is not received by the
<br />Buyers and paid to Seller, this Contract
<br />shall be null and void on June 30, 1981, and
<br />the funds so paid by the Buyers will consti-
<br />tute rent for the periods of May and June,
<br />2981, and the Seller shall not be liable for
<br />any refund.
<br />4. Taxes. The Seller agrees to oay the 19~~}and all prior
<br />years rear estate taxes and the 19~I( real estate taxes shall be
<br />prorated to the date of settlement hosed upon the 19~ ~ taxes.
