Seller <br />shall execute a Warranty Deed conveying the above property to the <br />Buyer, which deed shall be placed in escrow- with Pierce Agricul- <br />tural Services of Hastings, Nebraska, for delivery t`o Buyer when <br />full payment is made. In the event of any default-for 30 days, <br />the deed shall be returned to Seller. Escrow Agents shall have <br />no liability hereunder except to deliver the deed as specified <br />and to account for the payments to the Seller. <br />5. This will be paid at the time the taxes are paid. <br />8. Buyer shall maintain adequate insurance on the <br />house with loss payable clause to Seller during the period of the <br />contract. Seller shall pay documentary stamp tax. <br />9. In the event that Seller ever sells the adjoining <br />property, then Buyer shall have the right of first refusal on a <br />strip of ground 50' wide along the east side of said tract and a <br />strip of ground 70' wide along the north side of the above tract <br />and along the north side of the additional 50' mentioned herein. <br />10. In the event that Buyer ever desires to sell the <br />property which they are purchasing hereunder, they hereby give <br />seller first right of refusal on the property sold herein. <br />11.
