X30-- ij~s ~ ~'~ <br />binding upon and inures to the benefit of the heirs, personal <br />representatives and assigns of the parties hereto. <br />11. understanding. It is further understood by and bet- <br />ween the parties that the sale of the residence and personal <br />property located thereon is on an as is basis. The Buyer has <br />inspected the premises and knows that the plumbing is not in <br />working order, and that the Sellers assume no liability for its <br />condition or any resulting damage from leaks. <br />It is further agreed that the Buyer at his own expense shall <br />provide for termite inspection and in the event of evidence of <br />live infestation, the parties agree that the Sellers shall provide <br />the necessary treatment. <br />12. Mechanic's Liens. The parties agree that during the <br />period from time of execution and closing of this ag_eement to time <br />of final payment that the Buyer or his agents or employees will be <br />regaining the buildings located on the premises as a result of <br />tornado damage. The parties further agree that Buyer will not <br />allow any liens or encumbrances against the property, and further <br />agrees to indemnify the Sellers in the event of any filing of any <br />liens or in fvrtheraace thereof. The parties further agree that <br />a Quit Claim Deed between the parties with the Sellers as Grantee <br />and the Suyer as Grantor will be placed with the Escrow Agent <br />covering the progerty subject of this contract and in the event of <br />default o£ this agreement, the Escrow Agent will deliver the Quit <br />Claim Deed t4 the Sellers. <br />13. Entire Agreement.
