<br />(3) To refrain from painting, decorating oz <br />changing the appearance of any portion of the exterior of <br />the villa or garage unless approved by the Association in <br />writing. <br />d. Each villa shall be used and occupied only by <br />one family, its servants anti guests as a residence and for <br />no other purpose. No villa may be subdivided into a smaller <br />villa nor any divided portion thereof sold or transferred <br />without the owner first amending this Master Deed in accord <br />with the provisions of the Nebraska Condominium Property <br />Act, <br />e. Na practice or use shall be permitted on the <br />condominium property or in any villa which shall be an <br />annoyance to other owners or residents in the area or which <br />shall interfere with their peaceful use and enjoyment of <br />their property. All portions of the property and of the <br />villas and garages shall be kept clean and sanitary and no <br />use thereof shall be made which constitutes a violation of <br />any laws, coning ordinances, governmental regulations or <br />regulations of the Association. <br />f. 6wners representing seventy-five per cent <br />(758) or more of the total basic value of the condominium, <br />as reflected in Article VZ of this Master Deed, may at any <br />time in writing duly acknowledged and recorded effect an <br />amendment to this Master Deed and to the By-Laws and plans <br />attached hereto; provided that such modification shall not <br />be binding upon any existing first mortgage holders of <br />record unless said modification has the approval of more <br />than fifty percent (508), in number, of the first mortgagees <br />of record upon the date of adoption of said modification. <br />g. This condominium property regime may be <br />terminated or waived only in .accordance with the provisions <br />applicable thereto as provided in the By-Laws attached <br />hereto as Exhibit "P" <br />h.
