<br />d. "Limited Common Elements' shall include <br />patios and stoops. <br />e. "Owner" shall mean eo-owner in the Cond- <br />ominium Act. <br />ZV. DESCRIPTION OF REGZME. <br />The condominium consists of one (1) building which is <br />built on concrete foundation and does not include basements. <br />The building is two (2) stories in height at its highest <br />level. The building will contain six (5) villas which may <br />only be used for residential purposes. Each villa includes <br />its own enclosed parking garage. <br />The Regime alas includes open parking area for ad- <br />ditional vehicles, recreational area and landscaping. The <br />total floor area of the building (including garages) aggregates <br />14,274 square feet and *_he *_otal land area of the Regime <br />aggregates 60,143 square feet. Said buildings and improvements <br />together with their location on the land and the area and <br />location of each Villa are more particularly described in <br />the plan which is attached hereto as Exhibit C. <br />V. EXTERIOR REPAIR. <br />Each owner shall be responsible for the repair, mainte- <br />nance and replacement of all exterior doors, including <br />garage doors and the mechanical operators thereof and all <br />window glass and screening, appurtenant to said owner's <br />villa or garage; it being understood that the only associ- <br />ation maintenance of exterior doors shall be the painting or <br />finishing of the exterior surfaces thereof. If any owner <br />fails to repair, maintain or replace the exterior portions <br />of his villa as set forth in this Raster Deed and the By- <br />Laws described below, the Association may perform such work, <br />invoice the owner therefor and secure and enforce a claim <br />and lien therefor against the owner and his unit in like <br />manner as a delinquent assesazrent for coma~n element expense. <br />VALIES. <br />The values stated in this article are for the sole <br />purpose of apportioning the voting control and the allocation <br />of common expenses.
