PURPOSE AND NAME. <br />The purpose of this Master Deed is to submit the lands <br />herein described and the improvements built thereon to the <br />condominium form of ownership and use in the manner provided <br />by Sections 76-801 through 76-823, R.R.S. Nebraska (herein <br />called "Condominium Property Act"), and the name by which <br />this condominium is to be identified is Fairway Villas <br />Condominium Property Regilae I. <br />II. INVOLVED PROPERTY. <br />The lands owned by the Declarant which are hereby <br />submitted to the condominium regime are described as follows: <br />See attached Exhibit "A". <br />III. DEFINITIONS. <br />Except as hereinafter noted, the definitions set forth <br />1n Section 76-802, R.R.S. Nebraska shall govern this Master <br />Deed and the By-Laws, at*_ached hereto as Exhibit "B", and <br />b3' this reference incorporated herein. <br />a. "Villa" shall mean and include: The enclosed <br />space of the six residential living units and enclosed <br />garages shown an Exhibit a hereto and identified thereon as <br />"Villas" by number; all airspace in rooms, attics; air <br />eonditionirg compressors ~,. '.;.nits; permanent gas, charcoal <br />burning or electric barbecue grills, screening, window <br />glass, exterior and interior doors, but shall not include <br />structural walls, common walls, interior walls, roofs, <br />€Ioors and ceilings, except for the unit-side surfaces <br />thereof, which shall be included in the definition "Villa". <br />b. "Condominium" shall mean the entire condo- <br />minium project including all buildings, land, and other <br />improvements upon the land as set forth in this Master Deed <br />as a part of the condominium regime. <br />c. "General Common Elements" shall include: The <br />land on which the buildings stand, including all of the <br />surrounding lands embraced within the legal description <br />sgecified in Article IT above; the foundations, roofs and <br />wain walls including the exterior surfaces of all buildings <br />and garages except for screening, window glass, exterior <br />doors and garage doors; and including exterior water taps <br />which may be used by the owners Association far watering and <br />maintenance of coon areas and yards and gardens; drives; <br />walks; parking areas; utility buildings, and all parts of <br />tip property and improvements which are not located within <br />the "Villas" or denoted as "limited common elements" as <br />shown an the glen which is Exhibit C hereto.
