<br />8~--•+~~5~$7 <br />fide lease with a tenant, to give an advance for tenant <br />improvements to be made by the tenant, then upon completion <br />thereof and the issuance of a Certificate of Completion issued <br />by the Project architect, the Seller will advance the requisite <br />amount to the tenant provided the provisions of subparagraphs <br />` {a), (b), (c), (d ), and (f) have been complied with. Pursuant <br />to this subparagraph (gi, Seller shall make only one advance <br />upon completion of the improvement. <br />3. Buyer further agrees: <br />(a) All Common ArE8 Improvements and tenant improve- <br />ments shall be made and performed in accordance with all appli- <br />cable statutes, laws and ordinances, in accordance with the rules <br />and regulations ar.d requirements of all regulatory authorities <br />having jurisdiction in connection therewith and in conformity <br />with the requirements of Fire Onderwriters or any other body now <br />or hereafter constituted exercising similar functions within the <br />geographical area covering Grand Island Hall. Seller shall have <br />the right of inspection to verify all work prior to any withdrawal <br />from the fund or advance under the Second Mortgage, the reasonable <br />cost o€ such inspections to be borne by the Buyer. <br />(,b} Common Area Improvements and tenant improvements <br />when created will be wholly within the building restriction lines <br />however eatabliabed and will not violate applicable use or other <br />restrictions contained in prior conveyances, zoning laws or <br />regulations. <br />(c} No deviations or changes in the Plans and Specifi- <br />cations of the Cosaon Area Improvements or tenant improvements ar <br />to any other part of any construction contracts executed in <br />connection thereof shall be made without the prior written <br />approval of the Seiler, which approval shall not be unreasonably <br />withtsmld. <br />-9- <br />
