<br />80-~= f}0518~ <br />sonably withheld, prior to a request for approval of each <br />advance. <br />(h) Total cost of the proposed tenant improvements <br />for each tenant has been determined and contract or contracts <br />executed therefor between the Buyer and any contractor or <br />contractors and Buyer has provided Seller with an itemised <br />trade breakdown of the costs of each such contract, certified <br />to by Buyer"s engineer/architect. <br />(c) The cast breakdown for any tenant improvements <br />shall be certified by the Buyer architect on a square foot <br />cost basis prior to the commencement of such tenant improve- <br />ments. Fn the event the per square foot cost exceeds <br />$6.00, the excess amount above $6.00 may be advanced out of <br />the $100,080 fund hereabove referred to for excess tenant <br />improvement costs. Buyer's engineerJarchitect shall certify <br />for each new tenant's groposed improvements, prior to the <br />advance of any monies, that the dollar amount for each such <br />tenant's improvements will not exceed the amount first <br />estimated by Buyer. <br />{d) All vouchers far payment submitted by the Buyer <br />for advances under the Secmnd Mortgage shall be accompanied <br />by an architect's certification in support of such vouchers <br />and in such form as Seller may specify and shall be delivered <br />to the Seller Eros time to time as the work progresses. <br />specifying the work and materials for which casts were <br />incurred for payment of which withdrawals from the Fund is <br />requested and shall be further accompanied by a certification <br />by the architect, in such €orx~ as Seller may specify, that <br />the amount estimated prior to commencement of construction <br />of a particular tenant's improvement shall not be exceeded <br />-7- <br />
