<br />called Mortgagee.
<br />W I T N E S S E T H
<br />Mortgagor hereby mortgages to Mortgagee with-power of sale,
<br />all firer property located in the City of Grand Island, ~ounty of
<br />Hall, State of Nebraska, commonly addressed as 2414 West Lamar,
<br />Grand Island, Nebraska, and described as:
<br />Lot Sixteen (16) and the Easterly Eight Feet
<br />(8') of Lot Fifteen (15) in Block One (1), in
<br />Bel Air Addition to the City pf Grand Island,
<br />Nebraska,
<br />together with all the tenements, hereditaments, and appurtenances
<br />thereunto belonging or in any wise appertaining thereto, the
<br />reversions, remainders, rents, issues, and profits thereof, and
<br />also all the estate, right, title, and interest, homestead or
<br />other claim or demand, in law and in equity, which Mortgagor now
<br />has or may hereafter acauire, in and to said property; ar any part
<br />thereof, as security for the payment of the indebtedness evidences
<br />by a promissory note, of even date herewith, executed by Mortgagor
<br />in the sum of $50,Od0, in favor of Mortgagee, far any additional
<br />sores and interest tizereon whiciz may herearter be loaned to the

<br />his present interest in said property, or to his successors or assigns
<br />cahile they are the owners of. record thereof, and shall be evidenced
<br />by a promissory note reciting that it is secured by this Piortgage.
<br />To protect the security of this Mortgage, Mortgagor agrees:
<br />Maintenance and Repair
<br />1. To keep said property in good condition and repair; not
<br />to remove or demolish any building thereon; to complete or restore
<br />promptly and in good and workmanlike manner any building which may
<br />be oonstrueted, damaged, or destrpyed thereon and to pay when due
<br />all claims for labor performed and material furnished therefor;
<br />to comply with all laws affecting said property or requiring any
<br />alterations or improvements to be made thereon; net to commit or
<br />permit Waste thereof; not to Commit, suffer, or permit any act
<br />upon said property in violation of law; to cultivate, irrigate,
<br />fertilize, fumigate, prune, and do all. other acts which from the
<br />character or use of said property may be reasonably necessary,
<br />the specific enumeration herein not excluding the general.
<br />Fire Insurance
<br />2. To provide, maintain, and deliver to Mortgagee fire
<br />insurance satisfactory to and with loss payalale to ~lortgayee.
<br />The amount collepted under any fire or other insurance policy may
<br />be applied by Mortgagee upon any indebtedness secured hereby and
<br />in such order as Mortgagee may determine, or at the option of
<br />Mprtgagee the entire amount so Collected or any part t2zerepf may
<br />be released to Mortgagor. Such appliaat-ion or release shall not
<br />cure or waive any default or Nat.icC of Dek<zult hereunder ar inval-
<br />idate any act done pursuant_ to such not.ioe.
