<br />hereby assigns to Fender the rents of the Property, provided that Borrower shall, prior to aceeleration under paragraph 1$-

<br />Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lender, in person, 6y agent or by.
<br />judicially appointed receiver, shall be entitled to enter upon, take possession of and manage the Property aad to collect the
<br />rents of the Property, including those past due. All reins collected by Lender or the receiver shall be applied first to payment
<br />of the costs of management of the Property and collection of rents, including, but not limited to, receiver's feat, premiums an
<br />recriver's bonds and reasonable attorney's fees, and then to the sums secured by this Mortgage. Lender and the receiver
<br />shall 6e liable to account only for thou rents actually received.
<br />21. Future Advances. Upon request of Borrower, Lender, at Ixnder's option prior [o release of this Mortgage, may
<br />make Future Advances to Borrower Such Future Advances, w]ih interest thereon, shah be ucured by this Mortgage when
<br />evidenced by promissory notes stating that said notes are ucured hereby. At no time shall the principal amourp of the
<br />indebtedttess secured by this Mortgage, not including sums advanced in accordance herewith to protect the ucuriry of this

<br />22. Rekae. Upon payment of all sums secured by this Mortgage, Lender shall discharge this Mortgage without
<br />charge to Borrower. Borrower ahall pay all costs of recordation, if any.
