These are the By-laws of the-Grand Island Doctors Building Association, Inc., herein called the Associa- tion, a Corporation not for profit under the laws of the State of *Iebraska. The Association has been organized for the purpose of administering a ccsndaminium pursuant to Sections 7fi-801 to 7fi-823 R.R.S. Nebraska, herein called the Condominium Property Act, which condominium- is identified by the name Grand Island Doctors Building, a Condominium, and is located upon the following land: Lot 1, Saint Francis Medical Subdivision, City of Grand Island, Hall County, Nebraska. The office of the Association shall be at 908 North Howard Avenue, Grand Island, Nebraska. The fiscal year of the Asso- ciation shall he the calendar year. 2. Members' meetings. (a) The annual members' meeting shall b¢ held at the offices of the Corporation on the second Wednesday in February of each year far the purpose of electing directors and transacting any other business authorized to be transacted by the members. If that day is a legal holiday, the meeting shall be held at the same hour on the next day. (b) Special members' meetings shall be held whenever called by the President or Vice President or by a majority of the Board of Directors, and must be called by such officers upon receipt of a written request from members entitled to cast one-third of the votes o€ the entire membership. tc} Notice of alI members' meetings, stating the time and glace and the objects far which the meeting is called, shall be given by the President or Vice Prr~sident ar Secretary unless waived in writing. Notice of meeting may be waived before ar aEtt~r meatiness. (d} A quorum at me:ribers' meetings shall consist of persons entitled to cast a majority of the voter of the entire membership. If any meeting of the members cannot be organized becaus¢ a quorum has not attended, the members who are present, either in person or by proxy, may adjourn the meeting for at least ten days, and notice of the new date shall be given as described in paragraph (c) of this Section. The acts approved by a majority of those present at a meeting at which a quorum is present shall constitute the acts of the members, except where approval by a greater nus+bez of members is required by the Master Deed, the Articles of Incorporation, or these By-laws. (e) In any meeting of members the owners of the office units shall be entitled to each cast the number of votes as declared in the Master Deed.
