These are the By-laws of the-Grand Island <br />Doctors Building Association, Inc., herein called the Associa- <br />tion, a Corporation not for profit under the laws of the State of <br />*Iebraska. The Association has been organized for the purpose of <br />administering a ccsndaminium pursuant to Sections 7fi-801 to 7fi-823 <br />R.R.S. Nebraska, herein called the Condominium Property Act, <br />which condominium- is identified by the name Grand Island Doctors <br />Building, a Condominium, and is located upon the following land: <br />Lot 1, Saint Francis Medical Subdivision, <br />City of Grand Island, Hall County, Nebraska. <br />The office of the Association shall be at 908 North Howard <br />Avenue, Grand Island, Nebraska. The fiscal year of the Asso- <br />ciation shall he the calendar year. <br />2. Members' meetings. (a) The annual members' meeting <br />shall b¢ held at the offices of the Corporation on the second <br />Wednesday in February of each year far the purpose of electing <br />directors and transacting any other business authorized to be <br />transacted by the members. If that day is a legal holiday, the <br />meeting shall be held at the same hour on the next day. <br />(b) Special members' meetings shall be held whenever called <br />by the President or Vice President or by a majority of the Board <br />of Directors, and must be called by such officers upon receipt of <br />a written request from members entitled to cast one-third of the <br />votes o€ the entire membership. <br />tc} Notice of alI members' meetings, stating the time and <br />glace and the objects far which the meeting is called, shall be <br />given by the President or Vice Prr~sident ar Secretary unless <br />waived in writing. Notice of meeting may be waived before ar <br />aEtt~r meatiness. <br />(d} A quorum at me:ribers' meetings shall consist of persons <br />entitled to cast a majority of the voter of the entire membership. <br />If any meeting of the members cannot be organized becaus¢ a <br />quorum has not attended, the members who are present, either in <br />person or by proxy, may adjourn the meeting for at least ten <br />days, and notice of the new date shall be given as described in <br />paragraph (c) of this Section. The acts approved by a majority <br />of those present at a meeting at which a quorum is present shall <br />constitute the acts of the members, except where approval by a <br />greater nus+bez of members is required by the Master Deed, the <br />Articles of Incorporation, or these By-laws. <br />(e) In any meeting of members the owners of the office <br />units shall be entitled to each cast the number of votes as <br />declared in the Master Deed. If an office unit is owned by one <br />person his right to vote sha12 be established by the record title <br />--___. to hiR office.-snit.. If an office unit is owned by a <br />corporation, the person entitled to cast the vote for the office <br />unit shall be designated by a certificate of appointment signed <br />by the President or Vice President and attested by the Secretary <br />ox Assistant Secretary of the Corporation an3 filed with the <br />Secretary of the Associat.ian.
