<br />CONDOMZNIOM PROPERTY REGIME
<br />THIS MASTER DEED AND DBCLARATION, made this 26th day of
<br />March 1980 , by GRAND ISLAND DOCTORS BUILDING, TNC., a
<br />Nebraska Corporation, herein referred to as Developer, far it-
<br />self, its successors, grantees and assigns.
<br />1. Purpose. The purpose of this Master Deed is to submit
<br />the lands herein described and the improvements built tiherean to
<br />the condominium form of ownership and use in the manner provided
<br />by Sections 76-801 to 76-823, R.R.S. Nehraska, herein referred to
<br />as the Condominium Property Act.
<br />2. Name and address. The name by which the condominium is
<br />to be identified is Grand Island Doctors Building Condominium
<br />Property Regime, a condominium located on lands hereina€ter
<br />described in Hall County, Nebraska, with an address of 408 North
<br />Howard Avenue, Grand Island, Nebraska.
<br />3. description of land. The lands owned by the Developer
<br />which are hereby submitted to the condominium are described as
<br />follows:
<br />Lot One (1), Saint Francis Medical
<br />Subdivision, City of Grand Island, Hall
<br />County, Nebraska.
<br />4. Definitions. Except as hereinafter noted, the defini-
<br />Lions set forth in Section 76-802 R.R.S. Nehraska shall govern
<br />this Master Deed, the B,~-Laws, and the Articles of Incorporation:
<br />(a) "office unit" shall mean "apartment"
<br />(b) "office unit owner" shall mean "co-owner"
<br />5. Description of improvements. (a) This condominium
<br />consists of one building with the ground floor having an area of
<br />34,410 square feet and a basement having an area of 6,615 square
<br />feet. This building contains nine (9) office units, more fully
<br />described be~ow, Gammon areas, and limited common areas, the
<br />location of such office units, Gammon areas, and limited common
<br />areas as shown graphically in Exhibit A, incorporated herein by
<br />reference.
<br />(b) The condominium also consists of parking areas,
<br />sidewalks, greenway and landscaping. Said building and improve-
<br />ments, together with their location on the land, and the area of
<br />each office unit common areas, and limited common areas are more
<br />particularly described in Exhibit B, incorporated herein by
<br />reference, said Exhibit B consisting of the building plans and
<br />the certification of said building plans by the architect.
<br />6. Values. The total basic value of the entire condo-
<br />minium regime is $1,537,683, and the basic value of each office
<br />unit together with the percentage which each unit shall share in
<br />the expenses of, and the rights in, the common elements are as
<br />follows:
