<br />TOGETHER WITH, alt right, title and interest of Trustor. now owned or hereafter acquired, in and io any.
<br />land lying within the right•of-way of any street, open or proposed, adjoining the Properfy, aad any and all
<br />sidewalks, alleys and strips and gores of land adjacent [o or used in connection with the Property.
<br />TOGETHER WITH, any and all buildings and improvements now or hereafter erected thereon, including,
<br />but not limited eo, the fixtures, attachments, appliances, equipment, machinery, and other articles attached to
<br />said buildings and improvements (the "improvements"):
<br />TOGETHER WITH, all right, title and interest of Trustor in and to all tangible personal property (the "Per-
<br />sonal Property")owned by Trustor and now or at any time hereafter located on or at the Property or used in con-
<br />nection therewith, including, but not limited to: all goods, machinery, tools, insurance proceeds, equipment (in-
<br />cluding Ere sprinklers and alarm systems, office air conditioning, heating, refrigerating, electronic monitoring,.
<br />entertainment; rcereational, window or structural cleaning rigs, maintenance, exclusion of vermin or insects,
<br />removal of dust, refuse or garbage and all other equipment of every kind), lobby and all other indoor and outdoor
<br />furniture (including tables, chairs, planters, desks, sofas, shelves, lockers and cabinets), wall beds, wall safes, fur-
<br />nishings, appliances (including ice bones, refrigerators, fans, heattrs, stores, water heater and incinerators), in-
<br />ventory, sags, carpets and other Floor coverings, draperies and drapery rods and brackets, awnings, window
<br />'shades, venetian blinds, curtains, lamps, chandeliers and other (fighting fixtures and office maintenance and other --
<br />supplies; and
<br />TOGETHER WITH, all the estate, interest, right, title, other claim or demand, including claims or demands
<br />with respect to the proceeds of insurance in effect with respect thereto, which Trustor now has or may hereafter
<br />acquire in the Property, and any and all awards madr for the taking by eminent domain, or by any proceeding or
<br />purchase in lieu thereof, of the whole or any part of the Trust Estate, including wi[hout limitation any awards
<br />resulting from a change of grade of streets and awards for severance damages.
<br />The entire estate, property and interest hereby conveyed to Trustee may hereafter be referred to as the "Trust
<br />Estate".
<br />FOR THE PURPOSE OF SECUR[NG:
<br />a. Payment ui indebtedness in [he to[al principal amount of S 1,u50,000.00 ,with interest
<br />thereon, evidenced by that cettain promissory note of even date herewith (the "Note") with a maturity date
<br />of April 1, 1994 ,executed by i raster, which has been delivered to and is payable to
<br />the order of Beneficiary, and which by [his reference is hereby male a part hereof, and any and all modifications,
<br />extensions and renewals thereof.

<br />cessors or assigns, by Beneficiary, when evidenced by a promissory note ur notes rreciting that they arc secured by
<br />this Deed of Trust.
<br />g. Performance of Trustor's obligations and agreements contained in "frusUtr's loan appltcauun and
<br />Beneficiary's loan commitment, and any such application and commitment between Trustor and any assignee of
<br />Beneficiary, which loan is secured hereby, and any modification ur amendment thereof.
<br />This Deed of Trust, the Note, ,any guaranty thereof and
<br />any other instrument given to evidence ur further secure the payment and performance of any ohligatnm secure)
