<br />prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all sums which would bz then due under
<br />this Mortgage, the Nete and notes securing Future Advances, if any, had ne acceleration occurred; (h) Borrower cures all
<br />breaches of any other covenants or agreements of Borrower contained in this Mortgage: (c) Borrower pays ail reasonable
<br />expenses incurred by Lender in enforcing the corenants and agreements of Borrower contained in this Mortgage and in
<br />enforcing Lender's remedies as provided in paragraph 3g hereof, including, but not limited to. reasonable attorney's fees; and
<br />(d) Borrower takes such action as Lender may reasonably require to assure that the lien of this Martgage, Lender's interest
<br />in the Property and Borrower's obligation to pay the sums secured by this hinrigage shall rontinuz unimpaired. Upon such
<br />psyaient and cure by Borrower, this Martgage and the chGgaeions secured hereb}' shall remain in full force and effect as if
<br />no acceleration had occurred.
<br />20. Assgnment of Rents: Appa:ntment of Receiver, Lender in Possession. As additional security hereunder, Borrower

<br />rents of the Property, including thane past due. All rents coUectzd by Lender or the receiver shall be applied firs: to payment
<br />of Lhe rnsts of management of the Property' and collection of rents. including, but nai limited to, receiver s fees, premiums on
<br />receiver's bands and reasonahle anornzy's tees, and then to the sums secured by this ;viort¢age. Linder and the receiver
<br />shalt be liable to account ottly for those rents actually received.
