<br />JACOB PAUL GRUVEF, and NANCY ANN GRUVER, husband and wife,
<br />each in his and her own right and as spouse of the other, herein
<br />called the Grantors, in consideration of TEN DOLLARS AND OTHER
<br />VALUABLE CONSIDERATION received from Grantees, do grant, bargain,
<br />seli, convey and confirm unto LYNN D. EHLERS and GLENNA R. EHLERS,
<br />husband and wife, as joint tenants with right of survivorship and
<br />not as tenants in common, herein called the Grantees, the following-
<br />described real estatz in Hall County, Nebraska:
<br />An undivided one-third (1/3rd) interest in the Easterly
<br />.. Seventy-one (71} feet of the Northerly Sixty-six (66)
<br />feet of the following described tract of ground, to-wit:
<br />Fractional Lots One (1) and Two (2) in Fractional Block
<br />Two (2} in Russel Wheeler"s Addition, and of their
<br />complements, to-wit: Fractional Lots One (1) and Two
<br />(2) in Fractional Block One Hundred Twenty-five (125)
<br />i.n Union Pacific Railway Company's Second Addition,
<br />both being Additions to the City of Grand Island,
<br />Nebraska, and being a Rectangular tract of ground
<br />having an Easterly frontage of Sixty-six (66) feet on
<br />Locust Street in said City, a depth of Seventy-one (71)
<br />feet, and bounded an the North by Eighth Street, in
<br />said City, in Hall County, Nebraska.
<br />TO HAVE AND TO HOLD tine above-described premises together
<br />with all tenements, hereditaments and appurtenances thereto
<br />' belonging unto the Grantees and to their assigns, or to the heirs
<br />and assigns of the survivor of them forever.
<br />And Grantors do hereby covenant with the Grantees that
<br />Grantors are lawfully seized of said gremises; that they are free
<br />from encumbrance; that they are conveyed subject to covenants,
<br />conditions, restrictions, reservations and easements of record;
<br />that Grantors have good right and lawful authority to convey the
<br />same; and that Grantors warrant and will deā¬end the title to said
<br />premises against the lawful claims of all persons whomsoever. _
<br />It is the intention of aiI parties hereto that in the event
<br />~ of the death of either of the Grantees, the entire fee simple
<br />'~ ti =1e to the real estate shalt vest in tha surviving Grantee.
