~'9-~ <br />the Lessee places any buildings or improvements on. the premises a;s <br />hereinafter permitted, the Lessors shall have no liability whatso- <br />ever to obtain insurance on such improvements. <br />4, Additional I~rovements, The Lessee may, with prior written <br />approval of the Lessors of the plans and specifications, make such <br />alterations or additions to any of the buildings or place additional <br />buildings or facilities on the premises during the term of this lease <br />as are necessary for its occupancy, provided, however, such changes and <br />alterations and additional improvements shall be at the expense of the <br />Lessee and shall not injure or basically effect the structural parts <br />of any existing improvements, all. work to be done in a first-class <br />workman-like manner and comply with all applicable building- codes with <br />reference thereto. Any alterations, changes or additions to the pre- <br />sently existing buildings or improvements including the heating system <br />in the house and the plumbing and. wiring made by the Lessee shall be- <br />come and remain the property of the Lessors. <br />5. Gare Of The Premises. Lessee agrees to operate the premises <br />in a manner consistent with good husbandry practices in the area, <br />keeping all weeds mowed, destroying noxious weeds, including spray- <br />ing weeds, completely avoiding the accumulation of rubbish, cans, <br />excess wire and other ,junk by disposing of same on a regular basis <br />a~ in general practicing good grazing and grass management practices, <br />in order to conserve, maintain and improve the property in accordance <br />with good farming practices. Specifically, the Lessee agrees to ob- <br />serve the following restrictions and grass management practices: <br />A. The Lessee shall not cultivate ur break up any established <br />pasture or native hay meadows in excess of approximately <br />200 acres which have previously been in cultivation, and <br />which are shown on the attached Exhibit B in "blue", with- <br />out the Lessors' written consent. By the fall of 1981, <br />before the expiration or termination of the lease, the <br />Lessee shall put all such land which is then in cultiva- <br />tion back into alfalfa at the Lesseets expense, (}R, at the <br />Lessors' option to reimburse Lessors for cost of doing so. <br />B. The island consisting of approximately 130 acres which is <br />colored in "brawn" on the attached Exhibit B will be kept <br />as meadow land and will not be grazed by L€:sseefis cattle. <br />The Lessee agrees that any hay cut from the island and <br />stacked will be stacked only at the locations where hay <br />has previously been stacked. <br />C. Lessee agrees, with reference to the approximately 390 <br />acres of meadow land which is designated on Exhibit B <br />attached hereto by coloring in "orange" as follows: <br />(1) To keep the same in native vegetations. <br />(2) To cut the meadow for hay each year of the lease. <br />(3) To spray as necessary in order to control weeds. <br />(4) To use the meadow only for the production of hay, <br />unless another use is granted by the Lessors in <br />writing. <br />-3- <br />
