~9--p()68~.5 -5- <br />Lessee's zemoval or attempt to remove any goods or chattels from the <br />premises at any time when rent is overdue shall be deemed a fraudulent and <br />clandestine act, and the rent for the entire term sha11 become immediately <br />due and payable. AlI goods and chattels so removed may be followed and <br />seized for collection by Lessor`s warrant proceedings or otherwise at any <br />time within one pear after removal. <br />The failure of the Lessor to insist, at any particular time, upon the <br />strict performance of any of the covenants of this lease, or [o exercise <br />any rights contained herein, shall not be construed as a waiver or <br />relinquishment for the future of such covanant or right, but the same shall <br />remain in full force and effect. The Lessor's receipt of rent, with know- <br />laige of the breach of any obligation by the Lessee, sha11 not be deemed <br />a waiver ai such breach. <br />The terms and conditians of this lease shall be binding upon Lhe <br />Lessee`s heirs, executers, administrators, other personal representatives, <br />agents, assigns, employees, and successors.
