Grantee may obtain the funds for the construction <br />of the house by means of a loan secured by a first mortgage <br />on the real estate and as life tenant Grantor will join in <br />the execution of the mortgage. <br />C. As soon as the residence is complete, Grantor <br />shall have a personal life estate to use the residence as <br />her principal place of residence upon the following terms <br />and conditions: <br />(1) The Grantor shall be entitled to live in the <br />residence until her death or until she no longer uses the <br />property as her principal place o£ residence. This right of <br />use shall not be assignable to any other person, but shall <br />be personal unto Grantor and shall terminate at the time of <br />her death or upon her discontinuance of use of the residence <br />as her principal personal residence. <br />(2) During her use of the real estate for her <br />personal residence Grantor shall be responsible to pay the <br />annual real estate taxes, the expenses of utilities used, <br />and the expense of maintaining the house and keeping ii iip <br />in a reasonable manner. However, Grantor shall not be <br />required to pay any rent to Grantee. If Grantor does not <br />make the payments or perform the maintenance required by <br />this paragraph, Grantee may do so and deduct the amount <br />thereof from any amounts Grantee owes to Grantor. <br />(3) In the event that the residence should be <br />destroyed by fire or other casualty, Grantee shall have the <br />option to either rebuild or repair the residence or to find <br />a substitute residence of equivalent quality and provide the <br />same for Grantor.
