<br />thereon have been paid in full, of title to substantially all of <br />the Project shall be applied as follows; ~a) the Authority shall <br />receive an amount equal to all attorney's fees and other expenses <br />and costs incurred by Authority in connection with such condemna- <br />tion and any sums of money then due and owing by Sublessor under <br />the Lease or by Sublessee under the terms of this Sublease, and (b) <br />the balance shall belong to and be paid to Sublessor. <br />Section 10.4 If during the life of this Sublease title <br />to less than substantially all of the Project be condemned by any <br />authority having the power of eminent domain, this Sublease shall <br />not thereby be terminated and the obligations of either party under <br />this Sublease shall not be reduced or affected in any way. <br />Section 10.5 If any part of the Project is condemned or <br />damaged as a result of the condemnation at any time during the life <br />of this Sublease of title to less than substantially all of the <br />Project, Sublessor as Construction Agent of the Authority and of <br />Sublessee shall promptly repair or rebuild the Project, or rearrange <br />the Project facilities, as to make the same suitable for Sublessor's <br />and Sublessee's use and a21 awards received from such condemnation <br />of title to Iess than substantially all o€ the Froject before the <br />Sonds and interest thereon have been paid in full sha21, when <br />received; become the property of Authority, and Sublessee hereby <br />assigns and transfers to Authority any and ail awards granted in <br />connection with such condemnation, and such awards after deducting <br />all attorney's fees and costs incurred by Authority in connection <br />with such condemnation, shall be forthwith delivered and paid over <br />to the Trustee for application by it in accordance with the provi- <br />sions of the Resolution. <br />Section 10.6 If the funds in the hands of the Trustee <br />available for that purpose shall be insufficient to pay in full <br />the cost of repairing or rebuilding of the Project or rearranging <br />of the Project all in accordance with the Resolution, Sublessee shall <br />provide the Sublessor with funds to enable Sublessor to complete <br />the-work as additional consideration hereunder and shall provide <br />and furnish all other moneys necessary to complete all such repairs, <br />21 <br />
