?~5i1~:~~ r,~Tr,~L~ ~J'II t3sE OF PROJECT - Section 7.1 Lessee and P.egion SII shall have the right to use, operate and control the Project as a health care facility for the treatment, including rehabilitation and training of mentally ill, retarded and disabled persons and for any other health care related use of the facility permitted ur_der the Act ` to which the Board of Trustees of the Authority consents and, subject to this Lease Agreement and the supervisory powers of the Authority, Lessee agrees to comply (or cause there to be com-• pliance) with all statutes, laws, ordinances, orders, judgments, decreesr regulations, directions and requirements of all federal, state, local and other governments or governmental authorities, now Qr hereafter nppiic-abie to the Project or Lessee, as to the manner of use or the condition of the Project or of adjoining public ways. Lessee agrees to comply (or cause there to be com- pliance) with the requirements, rules and regulations of all insurers under the policies required to be carried under the pro- visions of Article VI of this Lease Agreement. In particular, Lessee agrees to comply (or cause there to be compliance) with all minimum standards of operation for the Project as established from time to time under the Act and the standards for licensing of health care facilities and providing of health services as established from time to time by applicable laws and regulations of the State of Nebraska, and Lessee agrees to procure or main- tain (or cause to be procured or maintained) all licenses and permits necessary for the operation of the Project. Any permit or license to operate the Project issued by the State of Nebraska or any other governmental authority may he requested and taken out in the name of the Authority, if requested by Lessee. Section 7.2 Lessee covenants and agrees that it will at ail times operate the Project (or cause the Froject to he - operated} with admission ogen to the public, in all respects comply with and endeavor to carry out the intent and the purpose o€ the-Act, and admit-patients to the Project without regard to sex, age, race, creed, color or national origin. -18-
