79--~ ul~~~1~ <br />with plans and specifications approved by the City's Director of <br />Public Works, and subjec*_ to City inspection. ilpon completion of said <br />project, the subdividers will dedicate the sanitary sewer service sys- <br />tem to the City of Grand Island for public use and maintenance. The <br />Subdividers agree that all structures within said subdivision shall <br />connect to said sanitary sewer service prior to the issuance of an <br />occupancy permit. The parties hereto specifically acknowledge that <br />said sanitary sewer system shall not be approved, inspected, or main- <br />tained by the County of Hall. <br />4. Drainage. The Subdividers agree to grade the lots in the <br />subdivision in conjunction with the construction of any structure <br />thereon so that storm water drains to public right-of-way and from <br />there to stoma cell drainage ditches to be excavated by the Subdividers <br />in accordance with plans and specifications approved by the Hali County <br />Director of Public Works. <br />5. Sidecralks. The Subdividers, if still the owners of the Land in <br />the proposed subdivision, or if the Subdividers shall have transferred <br />tide to the property, then the various grantees thereof, wilt install, <br />at their own expense, all public sidewalks required by the Grand Island <br />City Gode when the adjacent lot is built upon, and sidewalks shall be <br />regulated and required with the building peresit for each such lot. <br />5. Landscaping. The Subdividers agree to landscape any area aver- <br />aging thirty feet in width adjacent to Highway 30 ir. the subdivision, <br />pursuant to the requirements of Section 32-13(3) of the Grand Island <br />City Cade; such landscaped area shall include a suitable screen or site- <br />obscuring fence, foliage, or other screening material if the lot is <br />used for the storage of unassembled or unfinished material or inoperable <br />equipment or automobiles. Such landscaping shall be completed within <br />one planting season after the lots are built upon. <br />7. Narranty. The undersio ed owners, as Subdividers, warrant that <br />they are the awners in fee simple of the land described and proposed to <br />ba known as ~Testgate Subdivision, and that an abstract of title will be <br />submitted for Q~ination, if necessary, upon request of the City of Grand <br />Island, <br />- 3 - <br />
