b. Tye buyers agree to keep all of the buildings, x!sether aow staffing <br />~~ on the premises or hereafter erected; continuously insured against fires wind- <br />sL*arm, etc., in no ices a sum than presently thereon; in the event that a loss <br />or damage is suffered to any of the said improvements, if such foss ar damage <br />is repaired or °.replaced by the buyersT the insurance shall be paid to them; <br />in the event that the loss or the damage is not repaired nor the buildings <br />replaced, then the insurance shall be paid to the sellers as an additional pay- <br />ment on the principal obligation. ` <br />7. That if the buyers do not pay said taxes as required or to procure <br />insurance as required, the sellers may pay the same and the cost thereof shall <br />be added=to the principal sum Sue thereon and shall draw interest at the rate sif <br />9~ per axu3um. <br />8. That in ease of default in the payment of said principal hereby se- <br />cured, or any installments thereof or interest thereon, or in the performance <br />of any of the terms or agreements contained herein,. then, or at any time there- <br />- after during the continuance of said default, the entire debt thereby secured, <br />with interest accrued thereon, shall, without notice, at the option of the <br />sellers, become immediately due and payable, and this agreement liable to <br />+ foreclosure. <br />9. That the delay or failure of the sellers to exercise any of the seller's <br />rights or privileges under the terms hereof, shall-not be waived ar held to be <br />a i.aiver of any of the terms, covenants or conditions of this instrument, nor - <br />of any of the rights or priveleges of the seller under the same; that any act <br />of tfie seller waiving, or which may be held to be a waiver thereof, ~ to any <br />specific default of the buyers, shall not be construed or held to ba a waiver <br />" of any future default. <br />10. The sellers may go upon and inspect the premises at all reasonable <br />times. <br />• Ii. Time is of the essence of this agreement. <br />:12. The buyers shs12 not assign this contract without the consent of the <br />sellers but said consent shall not arbitrarily be withheld. <br />13.
