i <br />FO& THE SALE OF RLaL ESTATE <br />- This agreement made and entered into this ~d ~~day of Aprii, 1979, by <br />and between Allen M, Jehrsor_ and Elva Mae Johnson, husband and wife, as joint <br />tenants and not as tenants in common, parties of the first part, the sellers; <br />and Beverly Jane Gronewold and Donald Gronewold, wife and husband, as joint Tenants <br />1 <br />` an3 not as tenants in common, parties of the second part, the buyers; <br />HITNFSSETH, that the sellers have this day sold to the buyers and the buyers <br />have agreed to buy from the sellers, subject to and upon each and all of the <br />terms and conditions and provisions hereof, the following premise§, to wit: <br />Loi Sixteen (16}, Block One (1), Island Acres Na, 2, being a repiat of <br />= Lots, 1, 2, 3, 5, 6, and 7, Island Acres, City oP Grand Island, Hall <br />County, Nebraska, <br />together will all the tenements,.hereditaments and appurtenances there#.o be- <br />longing and now thereon, for which the buyers agree +.o pay the sum of Twenty-two <br />Thousand Five Hundred and no/100 (=22,500.88) Dollars, payable as follows: <br />1, 1100.00 upon the signing of this agreement, receipt whereof is hereby <br />acknowledged by the sellers, <br />2, The remaining balance shall be paid within twenty-one years of this <br />date, with annual payments on the principal in the minimum sum of 5500.00, not <br />to exceed ;1125.00 withaut the consent of the sellers, on or before December 31 <br />of each year, together with interest accrued to December 31st of the year of the <br />payment, said interest on the unpaid balance shall accrue and be payable at the <br />- - rate of- seven (7~}-pe-~ gent per annum, commencing in 1979, <br />3. The parties of the second part shall be entitled to possession of the <br />said premises under this agreement immediatly upon the signing hereof and the <br />payment of the sum shown above in paragraph 1. <br />4. The sellers agree to pay the 1978 and all prior real estate taxes and <br />the buyers shall assume and gay all subsequent real estate taxes thereon. <br />5. Said buyers agree to keep all the buildings and improvements now <br />or hereafter placed un the said premises in as good condition and repair as <br />they now are; nut to commit or permit. waste on sa=d premises; not to use or <br />allow.the premises: to be used-for any unlawful purpose, <br />
