Lot 1 may be used to keep up to six head of horses and up to two head of cattle and the necessary buildings for them may be constructed. No other animals, including hogs, chickens, rabbits, other livestock shall be kept or maintained on Lot 1 other than household pets be kept on said Lot, and household pets shall not be kept, placed or maintained for any commercial purpose. The owner of said Lot shall not maintzin more than two household gets for family use only. All household pets which could be contained by fences must be kept within fenced enclosures. 11. No sod, earth, sand, gravel or trees shall be removed to injury of the value of or appearance of said Lot 1 and no unused building material, junk or rubbish shall be left exposed on said Lot, except during actual building operations. 12. No sign of any kind ar billboards shall be displayed to the public view on said Lot 1, except one (1} sign of not more than five feet (5') square advertising the property for sale or rent, or signs used by a builder to advertise the property during the construction and sales period. 13. No warn out or discarded automobiles, trucks, machinery or parts thereof shall be stored on said Lot 1 and no portion of said Lot ah~ll be used for junk piles or the storage of any king of junk or waste material. 14. All vehicles kept or stored on said Lot 1 shall be licensed taxed, and in regular use or they shall not be allowed to remain on said Lot. 15. These Covenants, Restrictions and Conditions are to run with the land and shall be binding on all persons and all parties claiming ownership of said Lot 1 until June let, 1947, at which time said Covenants, Restrictions and Conditions shall be automatically extended for successive periods of ten (10) years, unless changed or modified by a vote of a majority of the then owners of the lots in said Subdivision. i6. Zf any owner of said Lot 1 or their heirs or assigns shall_ violate or attempt to violate any of the covenants, Restrictions and Conditions herein set forth, it shall be lawful for any other person or persons owning any real estate in said Subdivision to prosecute such proceedings at law or in equity against the perm or persons violating or attemptincl to violate any such Covenants, Restrictions and Conditions and to prevent him, her or them from sa Bring or to recover damages for such violations. The owners of Lots 2, 3, A, S, 6 and 7 shall be entitled to the protection of this Agreement even though those Lots are not restricted by this Agreement. 1'F. Zf any of the Covenants, Restrictions or Conditions herein set forth are violated and declared void by a Court of competent jurisdiction, the remaining Covenants, Restrictions and Conditions shall not b® affected but shall stay and remain i» full force and effect. 18. This Agreement and the faithful performance of the terms thereof shall be binding upon the heirs, administrators, executors, assigns, grantees and devisees of the parties to thi$ Contract, and open the purchaser or purchasers of said Lot 1. -2-
