MEHRING, hereinafter referred to as the "Lessee". <br />WITNESSETH: <br />1. Description of Leased Premises. The Lessor does hereby demise, let and lease <br />unto the Lessee the following described property, hereinafter referred to as the "leased <br />premises": <br />Neva-~ <br />A tract of land comprising a part of Lot One (1), Conestoga Twelfth Subdivision <br />(formerly Conestoga North Fifth Subdivision when the previous lease had been <br />entered into) in the City of Grand Island, Nebraska, more particularly described as <br />follow: Beginning at a point forty-seven (47) feet southerly from the northerly <br />line of said Lot One (1), and thirty and fifty-six hundredths (30.56) feet east of the <br />westerly line of said Lot One (1); thence easterly parallel to the north line of said <br />Lot One (1), a distance of seventy-one and sixty -seven hundredths (71.67) feet; <br />thence southerly, a distance of forty-three (43) feet to a point one hundred one and <br />eight tenths (101.8) feet east of the westerly line of said Lot One (1); thence <br />westerly parallel to the northerly line of said Lot One (1), a distance of seventy- <br />one and sixty-seven hundredths (71.67) feet; thence northerly, a distance of forty- <br />three (43) feet to the place of beginning and containing 0.071 acres more or less. <br />_p ~ cated_on Leased Premises. The parties hereto agree that <br />2. Im rovements Lo <br />building and other improvements currently located on the leased premises belong to and are <br />awned by the Lessee and upon termination of this Lease Agreement will remain the sole <br />property of the Lessee. As such, this Lease is for the land only. <br />3. Term. Notwithstanding the date(s) of execution hereof, this Lease Agreement is <br />for a term of sixty (60) months commencing on October 1, 2009 and ending on September 30, <br />2014, unless earlier terminated in accordance with the provisions hereof. <br />4. Consideration. The Lessee covenants and agrees to pay to the Lessor at the <br />Lessor's office at 3421 W. State, Plaza 4, Grand Island, NE 68803, or wherever the Lessee may <br />be directed in writing, the sum of Twenty-Five Thousand Four Hundred Forty and 00/100 <br />Dollars ($25,440.00) in sixty (60) consecutive monthly installments. The first month's rent shall <br />be due and payable on October 1, 2009 in the amount of Four Hundred Twenty Four and 00/100 <br />Dollars ($424.00). Subsequent rental payments shall be due and payable on the first of each <br />month thereafter during the term of lease agreement in the amount of Four Hundred Twenty Four <br />and 00/100 ($424.00). Such rental payment shall be considered base rent. As additional rent and <br />in addition to the base rent set forth above, the Lessee shall reimburse the Lessor for the <br />following items: <br />'~ <br />
