<br />substantially the form as provided by the Nebraska Trust Deed's
<br />Act; and
<br />WHEREAS, on the date and at the time and place designated in
<br />the Notice of Sale, the Trustee sold the property at public
<br />auction to Eugene J. Jedlicka and Carol A. Jedlicka, husband and
<br />wife, as joint tenants, who was the highest bidder for the sum of
<br />$121,900.00 and the sale was conducted according to the Nebraska
<br />Trust Deeds Act; and
<br />WHEREAS, the Notice of Default and the Notice of Sale, were
<br />duly mailed by registered or certified mail to the Trustor with
<br />postage prepaid and to all persons who had requested notice
<br />according to law and who were entitled to notice according to the
<br />federal and state statutes or according to the Deed of Trust as
<br />referenced herein; and the Trustee has complied with all the
<br />provisions of the Nebraska Trust Deeds Act as set forth herein.
<br />NOW, THEREFORE, I, Richard T. Beckman, Attorney at Law,
<br />Trustee under the Deed of Trust herein referenced, as aforesaid,
<br />in consideration of $121,900.00 and by virtue of the powers
<br />vested in me by law, and by the herein referenced Deed of Trust,
<br />do hereby convey, grant and assign to Eugene J. Jedlicka and
<br />Carol A. Jedlicka, husband and wife, as joint tenants and not as
<br />tenants in common, Grantees, the premises aforesaid sold and
<br />legally described as follows, to-wit:
<br />Part of the Northwest Quarter of the. Northwest Quarter
<br />(NW1/4NW1/4) of Section Twenty-Two (22), Township Eleven (11)
<br />North, Range Nine (9) West of the 6th P.M., in Hall County,
<br />Nebraska, more particularly described as follows:
<br />Beginning at a point Forty Feet ( 4 0 ' ) East and Five Hundred
<br />Eighty-Two Feet (582') South of the Northwest Corner of said
<br />Section z2, Township 11 North, Range 9 west, thence due East
<br />One Hundred Thirty-Two Feet (132') parallel with the North
<br />line of said Section; thence due South parallel with the West
<br />line of said Section 22, Sixty-Six Feet (66'); thence due
<br />West parallel with the North line of said Section 22, One
<br />Hundred Thirty-Two Feet (132'); thence North and parallel
<br />with the West line of said Section 22, Sixty-Six Feet (66')
<br />to the point of beginning (Said Tract formerly being
<br />described as Lot Five (5) in Block Six (6), South Grand
<br />Island.) Excepting therefrom the Warranty Deed recorded at
<br />Book 164, Page 29, in the office of the Register of Deeds,
<br />Ha11 County, Nebraska,
<br />together with all buildings, fixtures, improvements and
<br />appurtenances belonging to said premises.
<br />That said real estate is being conveyed subject to any and
<br />all real estate taxes, prior Deed of Trust instruments, if any;
<br />easements, covenants and restrictions of record; and ground land
<br />leases, if any.
<br />TO HAVE AND TO HOLD the same unto the said Grantees, Eugene
<br />J. Jedlicka and Carol A. Jedlicka, husband and wife, as joint
<br />tenants and not as tenants in common, unto them and their use and
<br />benefit forever.
