<br />KNOW ALL MEN BY THESE PRESENTS:
<br />THAT WHEREAS, under the Nebraska Trust Deeds Act, Section
<br />76-1001 through 76-1018 R.R.S. (Reissue 2003), a Deed of Trust
<br />was executed and delivered by Virginia M. Arvizo and Alfonso
<br />Arvizo, wife and husband, as Trustors, to Richard T. Beckman,
<br />Attorney at Law, as Trustee, and Eugene J. Jedlicka and Carol A.
<br />Jedlicka, husband and wife, as Beneficiaries, dated May 30, 2007,
<br />and recorded May 30, 2007,, at 11:35 a.m. as Instrument No.
<br />0200704418, with the Register of Deeds of Hall County, Nebraska,
<br />and
<br />WHEREAS, Trustee filed for record in the office of the
<br />Register of Deeds of Hall County, Nebraska, a Notice of Default,
<br />recorded September 22, 2009, at 1:25 p.m., as Instrument No.
<br />0200907652, identifying the Deed of Trust by stating the name of
<br />the Trustor named therein and giving the book and page number
<br />where the same was recorded and a description of the trust
<br />property and said notice contained a statement that a breach of
<br />an obligation for which the trust property was conveyed as
<br />security had occurred, and setting forth the nature of such
<br />breach and the Trustee's election to sell or cause to be sold the
<br />property to satisfy the obligations; and a copy of the Notice of
<br />Default was mailed to Virginia M. Arvizo at 821 S. Locust, Grand
<br />Island, Nebraska 68801, and Alfonso Arvizo, 821 S. Locust, Grand
<br />Island, Nebraska 68801, via certified U.S. Postal Mail, return
<br />receipt requested with postage prepaid, and the Affidavit of
<br />Mailing Notice of Default was recorded on September 28, 2009, at
<br />1:29 p.m., as Instrument No. 0200907797, Hall County Register of
<br />Deeds, Nebraska, office; and,
<br />WHEREAS, after the lapse of not less than one month, the
<br />breach of default was not cured as required by law; and the
<br />Trustee gave written notice of the time and place of sale,
<br />particularly describing the property to be sold by publication of
<br />said notice at least five times, once per week, for five
<br />consecutive weeks, in The Grand Island Independent newspaper, of
<br />Grand Island, Hall County, Nebraska, which newspaper is a legal
<br />newspaper of Grand Island, Ha11 County, Nebraska; that a Notice
<br />of the Trustee's Sale was sent to Trustors, Virginia M. Arvizo at
<br />821 S. Locust, Grand Island, Nebraska 68801, and to Alfonso
<br />Arvizo at 821 S. Locust, Grand Island, Nebraska 68801, by
<br />certified mail, return receipt requested with postage prepaid an
<br />October 30, 2009, which is at least 20 days prior to the date of
<br />the sale, which sale date is December 11, 2009, at 10:00 o'clock
<br />a.m.; and
