Rev. Pa meat of Promisso Na .Trustors shall promptly pay when due the principal <br />of and interest on the debt evidenced by this Deed of Trust and Promissory Note <br />of even date herewith, the last installment of which is due as described above, <br />together with all sums advanced by the Beneficiary to protect the Property, with <br />interest thereon at the default rate as provided in the Promissory Note. <br />2. Taxes & Assessments. All taxes related to the Properly for 2gg8 and all prior years <br />shall be paid by Beneficiary at or prior to closing, Any tax related to the Property for <br />2gg9 shall be prorated to the date of Closing based on the most recent <br />property valuation and the most recent mill Ievy. Any special assessment <br />arising out of any improvement completed or under construction prior to <br />Closing, whether then levied or unlevied, assessed or unassessed, shall be <br />borne by Beneficiary. Beneficiary shall pay any and all transfer taxes or similar <br />fees which are payable upon the recording of the warranty deed from Beneficiary to <br />Trustors. <br />3. Insurance. Trustors shall maintain adequate property hazard insurance far the <br />replacement value of the Properly, and any improvements thereon, or its <br />equivalent, with a mortgage clause providing a Ions payable to the parties as <br />'their respective interests may appear until such time as the entire purchase price <br />as set faith in this Deed of Trust and the Promissory Nate are paid in full.
