Grant of Easements. Subject to any express conditions, limitations or reservations <br />contained herein, Declarant hereby grants, establishes, covenants and agrees that Lot 1 <br />and Lot 2 shall be benefited and burdened by the following perpetual easements which <br />are hereby imposed upon Lot 1 and all present and future owner of Lot 1: <br />a. Utility Easement. An easement under and across Lot 1 for the installation, <br />maintenance, repair and replacement of water mains, storm drains, sewers, water <br />sprinkler system lines, telephone or electrical conduits or systems, cable, gas <br />
