2ooso42s7 <br />(a) Grantor shall maintain the currently existing private <br />roadway on the Easement Property at Grantor's cost. <br />(b) The easement shall be permanent and shall be appurtenant to and run with <br />and for the benefit of the Benefited Property. <br />(c) Neither Grantor nor Grantee shall construct or place or <br />permit the construction or placement of any buildings, structures, fences, <br />gates or other obstructions of any kind over or across the Easement <br />Property which in any manner hinder, disturb or interfere with use of the <br />Easement Property for ingress and egress to the Benefited Property. <br />Grantor shall have the use and enjoyment of the Easement Property except <br />for such use as may interfere with the exercise of the easement rights <br />granted to Grantee herein. <br />(d) Grantor covenants that Grantor is the owner of the <br />Easement Property, and has legal right, title and capacity to grant the <br />ingress and egress easement granted herein. <br />IN WITNESS WHEREOF, this Easement Agreement has been executed as of the <br />date first above written. <br />GRANTOR: <br />Warne r ch <br />GRANTEE: <br />New Paradigm Realty, Inc. <br />By: ~ • <br />W n J Kirsch, President <br />
