<br />they are essential and necessary for the use of said parcels.

<br />(d) Grant of Utilities Easement over Windridge I Parcel. Windridge I does
<br />hereby grant, bargain and convey unto Windridge II, its agents, employees or invitecs,
<br />and for the benefit of, all Residents of and to the Windridge II Parcel, their respective
<br />successors and assigns, a non-exclusive cross easement for the right to repair, maintain,
<br />alter and operate sewers, storm drains, water mains, electrical lines, telephone lines, and
<br />cable television lines in, into, upon, over, and across the Windridge I Parcel (the
<br />"Windridge I Utilities Easement"). The utilities easement rights granted herein shall be
<br />limited to those portions of the Windridge r Parcel containing infrastructure for sewers,
<br />storm drains, water mains, electrical, telephone, and cable television (the "Windridge I
<br />Utilities Infrastructure"), all shown on the Survey, and include the right of providing
<br />ingress and egress to access said Windridge I Utilities Infrastructure over and across the
<br />Windridge I Parcel, for the benefit of the Windridge II Parcel in accordance with the
<br />Survey. Said easement rights arc intended to be appurtenant to, and transferable with,
<br />the Windridge II Parcel because they are essential and necessary for the use of the
<br />Windridge II Parcel.

<br />(e) Grantof Utilities Easement over Windridge II Parcel. Windridge II

<br />television (the "Wind ridge 11 Utilities Infrastructure"; the Windridge I Utilities
<br />Infrastructure and the Windridge II Utilities Infrastructure are collectively referred to as
<br />the "Utilities Infrastructure"), all shown on the Windridge II Survey, and include the
<br />right of providing ingress and egress to access said Windridge 11 Utilities Infrastructure
<br />over and across the Windridge II Parcel, for the benefit of the Windridge I Parcel in
<br />accordance with the Windridge IT Survey. Said easement rights are intended to be
<br />appurtenant to, and transferable with, the Windridge J Parcel because they are essential
<br />and necessary for the use of the Windridge I Parcel.

<br />(f) Grant of Drainage Easements over both Parcels. Windridge I and
<br />Windridge II each hereby grant, bargain and convey unto each other, and for the benefit
<br />of~ all Residents of and to the other parcels comprising the Complex, their respective
<br />successors and assigns, a non-exclusive cross easement for natural water drainage
<br />across and upon the Windridge I Parcel and the Windridge II Parcel (the "Drainage
<br />Easement"). The easement rights granted herein are for the purpose of allowing natural
<br />water drainage or allowing water drainage through drainage ditches located on the
