Cross Easements for the Benefit of the Windridge I Parcel and the <br />Windridge II Parcel. <br /> <br />(a) Grant of Ingress and f:gress Easement over Windridge J Parcel. <br />Windridge I does hereby grant, bargain and convey unto Windridge II, and for the <br />henefit of, all Residents of and to the Windridge II Parcel, their respective successors <br />and assigns, a non-exclusive cross casement for vehicular and pedestrian ingress and <br />egress across and upon the Windridge I Parcel (the "Windridge I Access Easement"). <br />The easement rights granted herein shall be limited to those portions of the Windridge I <br />Parcel developed as road improvements and sidewalk improvements (the "Windridgc I <br />Access Improvements"), all shown on the Survey, and are for the purpose of providing <br />vehicular and pedestrian ingress and egress over and across the Windridge I Parcel, for <br />the beneiit of the Windridge II Parcel in accordance with the Survey. Said easement <br />rights are intended to be appurtenant to, and transferable with, the Windridge II Parcel <br />because they are essential and necessary for the use of the Windridge II Parcel. By <br />virtue of this Agreement there shall always be an access connection and a vehicular and <br />pedestrian ingress and egress connection between the Windridge I Parcel and the <br />Windridge II Parcel. <br /> <br />(b) Grant of Ingress and Egress Easement over Windridge II Parcel. <br />\Yindridge !l C('t'5 h~n:'b)l grallt bargain and convey unto Windridge 1, and for the <br />benefit of, all Residents of and to the Windridge 1 Parcel, their respective successors <br />and assigns, a non-exclusive cross easement for vehicular and pedestrian ingress and <br />egress across and upon the Windridge II Parcel (the "Windridgc II Access Easement"). <br />The casement rights granted herein shall be limited to those pOliions of the Windridge <br />II Parcel developed as road improvements and sidewalk improvements (the "Windridge <br />II Access Improvements"), all currently being constructed and to be as shown on the <br />Windridge II Survey, and arc for the purpose of providing vehicular and pedestrian <br />ingress and egress over and across the Windridge II Parcel, for the benefit of the <br />Windndge I Parcel in accordance with the Windridge II Survey. Said easement rights <br />are intended to be appurtenant to, and transferable with, the Windridge I Parcel because <br />they are essential and necessary for the use of the W indridge I Parce\. <br /> <br />(e) Grant of Parking Easements over both Parcels Windridge I and <br />Windridge II each hereby grant, bargain and convey unto each other, and for the benefit <br />of, all Residents of and to the O1h(:r parcels comprising the Complex, their respective <br />Sllccessors and assigns, a non-exclusive eross casement Cor vehicular parking across <br />and upon the Windridge I Parcel and the Windridge II Parcel (the "Parking EasemcnCL <br />The easement rights granted herein shall be limited to those portions of the Complex <br />developed as parking improvements (the "Parking Improvements"), as shown on the <br />Survey and those currently being constructed and to be as shown on the Windridge 11 <br />Survey. and are for the purpose of providing vehicular parking on the Complex, for the <br />benefit of each of the parcels in the Complex in accordance with the Survey and <br />Windridge II Survey.
