<br />82°~-tib~~~s": <br />office, office machines sales and <br />service,. optical glass grinding, pawn <br />shop, photo finishing, plumbing ship, <br />poultry hatchery, printer or publisher, <br />sign painting ship, service enterprises- <br />of all kinds, sports arena, storage <br />garage, tavern, bar or cocktail lounge, <br />taxidermist, tiro shop (repair and <br />vulcanizing only), towel and linen <br />service, trade or vocational school, <br />upholstery shops. <br />11. Specific uses such as: archery range, <br />billboards, drive-in theater, golf <br />driving range, storage yard (no junk, <br />salvage or wrecking). <br />12. Manufacture, fabrication or assembly <br />uses incidental- to wholesale or retail <br />sales wherein not more than 80 percent <br />of the floor area is so-used. <br />13. Truck terminal, tractor, trailer, or <br />truck storage, including maintenance <br />facilities. <br />' ALL USES OTHER-THAN THOSE EXPRESSLY PERMITTED HEREIN <br />SHALL BE ANB HEREBY AR£ DEEMED TO BE RESTRICTED USES WHICH ARE <br />HEREBY EXPRESSLY PROHIBITED WITHOUT THE EXPRESS WRITTEN CONSENT <br />OF ALL OF THE THEN OWNERS OF ALL OF THE WESTGATE SUBDIVISION <br />LOTS. <br />All construction and buildings shall be so performed <br />that it will comply with the requirements of the building codes <br />and ordinances of the-City of Grand Island, Nebraska. <br />These covenants, restrictions and conditions are to run <br />with '=nd and shall be binding on all persons and on-all <br />parties claiming ownership of said lots, until October 1, 1992. <br />On October 1, 1992 said covenants, etc., shall be automatically <br />extended for successive periods of ten (IO} years, unless-changed <br />or modified by a vote of a majority of the then owners of the <br />lots of the Westgate Subdivision Lots. <br />if any owner of any Westgate Subdivision Dat, or their <br />- heirs or assigns., shall violate or attempt to violate any of the <br />covenants, restrictions-and conditions.herein set forth, it shall <br />k~e .lawful. for any parson or persons owning any real estate which <br />comprises a part of the testgate s'ubdivisian Lots, as ci esed <br />herein, to prosecute such proceedings at law or in aquiUy against <br />-~- <br />
