Violations of laws, <br />orders, rules, regulations or reguirernents of any governmental <br />agency having jurisdiction thereof, relating to any portion <br />of the Regime shall be corrected, by and at the sale expense <br />of the townhome owners or the Board of Administrators, <br />whichejaer shall have the obligation to maintain or repair <br />such portion of the Condominium Regime. <br />{e) The Board of Administrators shall have <br />authority to proscribe the storage of fuel, <br />explosives, chemicals and any other material <br />it deems hazardous in townhomes. <br />Section 2. Rules of Conduct. <br />Rules and. regulations concerning the use of the town- <br />homes and the common areas and facilities, including the <br />limited common areas and facilities, may be promulgated and <br />amended by the Board of Administrators. Gopies of such <br />rules and regulations shall be furnished by the Board of <br />Administrators _o each townhome owner prior to the time when <br />the same shall become effecti~.e. <br />Section 3. tight of Iiccess. <br />A towrthcnce owner shall. ,rant a right of access to his <br />townhome to the manager andi`or managing agent andjor any <br />other person authorized by the Berard of Administrators, the <br />manager car the Managing ac;ent, far the purpose of making <br />inspections or for the purpose c"Jf correcting any condition <br />origiratinc3 in his townhome and threatening another townhome <br />err a common area or facility, err for the purpose of performing <br />installations, alterations or repairs to tine mechanical or <br />electrical services or other facilities in his townhome ar <br />elsewhere in the 3uiidings, provided that requests for entry <br />are made in advance and that any $uch entry is at a time <br />reasonably convenient t-a the townhome owner_ In case of an <br />?mergency, suc?a right .:~f entry shall be imanediate, whether <br />the townhome owner is present at the time or not. <br />Section ~+. Abatement and Enianing of Violations. <br />The violation oaf any rule err regulation adopted by the <br />Board of Administrators err the. breach of. any of these By - <br />Laws contained herein, or the breach of any provisions of <br />the ;*saster Need, shall ,give the Berard of Administrators the <br />right, in addition to a~.y tither rights set forth in these <br />By-Laws: <br />{a1 To enter into the townhome in which, <br />or as to which, such violation or breach <br />exists and to summarily abate and remove, at <br />t3:e expense of the defaulting townhome owner., <br />any structure, thing or condition that may <br />exist therein contrary to the i,~rent and <br />meaning of the provisions hereof, and the <br />Board of .administrators shall not thereby be <br />deemed guilty in any manner of trespass. <br />{b) Ta enjoin, abate nr remedy by appropz•iate <br />legal proceedings, either at law or in <br />equity, the contir.~sanca of any such breach. <br />{cj To deny partially err wholly access to, <br />benefit from, or use of all or any facilities, <br />-14- <br />
