Insurance by Townhome Owners <br />Townhome owners shall not be prohibited from carrying <br />other insurance for their awn benefit provided that all such <br />policies shall contain waivers of subrogation, provided, <br />further, that no townhome owner shall have the right to <br />insure any of the common elements individually. <br />Insurance coverage an furnishings and other items of <br />personal or other property belonging to an owner and public <br />liability coverage withir. each townhome shall be the sole <br />and direct responsibility of the townhome owner thereof, and <br />the Board of Administrators and the Association shall have <br />no responsibility therefor. <br />ARTICLE VII. MAINTENANCE AND ~'~LTERATIONS. <br />Section 1. Maintenance. <br />The townhome owner shall have the obligation to maintain <br />and keep in goGd repair the interior surfaces of walls, <br />ceilings, and floors {including carpeting, tile, wallpaper, <br />paint or other covering? as well as all fixtures, utilities, <br />wiring, pluresbing and appliances, located within such owner's <br />townhome. An owner shall not be responsible fcr repair to <br />common elements by casua~,ty, unless such casualty is due to <br />the act or negligence of the owner, his guests, invitees or <br />tenants. All common element maintenance, including lawn <br />maintenance and snow removal, repairs and replacements to <br />the general common elements, shall be made by the Associ- <br />ation and be charged to ail the townhome owners as a common <br />expense, unless such maintenance, repair or replacement i_s <br />necessitated by the negligence, misuse or neglect of a town- <br />home owner, in which case, such expense shall be charged to <br />such townY-,ame owner. <br />Section 2. Alterations by Townhome Owners. <br />No townhome owner shall make any structural addition, <br />alteration or improvement in or to his townhome, or the <br />limited common elements pertaining thereto, including any <br />exterior painting or exterior alteration or addition {in- <br />cluding awnings, grills, etc.) without the prior written <br />consent thereto of the Board of Administrators.
